Browse Forums Building A New House 1 Aug 31, 2010 3:54 pm Hi all Long time lurker....first time poster! I am about to sign contracts to build a new house and am finalising my budget. Aside from all the major costs I want to make sure I leave enough in the bank account to get the house perfect when it is finally mine. Things like: decking - how much for a small size alfreco? blinds for the whole house (I'm thinking $10,000) fencing - I have no idea how much I will need for fencing ...maybe $5000 Are my guesses anywhere near right? What else do I need to think of? Re: What other costs do I need to budget fo? 2Aug 31, 2010 4:01 pm uhm, not sure what your build includes but for me it was the surprise super footings jump ($15k extra) that happened after I signed the contract. Storm water system, and perimetre paver's. can't think of anything else major... besides small things like phone line connection costing around $300 Re: What other costs do I need to budget fo? 3Aug 31, 2010 4:06 pm Hi there. It'll obviously vary heaps depending on each build so I'll just write down what's happening for us after handover so that you'd get an idea:) we're doing Flooring - 600x 600 porcelain tiles 13k - living area Carpets in 4 bedrooms and theatre 4k Reverse cycle aircon 10k Decking in alfresco DIY 3k Colorbond Fencing 5k Aggregate concrete driveway 6k Window coverage 7k Kitchen appliances (as we deleted from the builder) 10k (including oven, dishwasher, new fridge, cook top and hood) New furniture - 25k Painting - 3k Down lights and chandelier - 5k Alarm system and intercom system - 3-4k That's all I can think of for now but I'm sure there will be bits and pieces will pop up... We are basically budgeting half of the construction cost for post handover finishes. Hope this helped Coming back to your old stomping grounds, huh? Renovations on a budget can be quite the journey. It's like giving your house a new lease on life. The twist of not knowing… 1 3478 I recently went through a similar renovation and move scenario when updating our family home. We also swapped some rooms around and tackled a major… 2 10042 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13100 |
