They coat it with some sort of sealer. It looks ok but wear slippers in winter. Sorry, have no idea of costs. To do polished concrete the slab needs to be set at around 30mpa i understand, so that's another cost I also looked at burnished concrete which is half the price, its really a couple of grinds sorta on the way to the polished look but a bit more industrial i guess, there was one guy in particular who did it brilliantly, but the other issue is that you need to be on the same page with the builder throughout the build. Paint can come up but plaster and gyprock penetrate the surface and stain the slab, they can't be grinded out so you get specks of white throughout unless the slab is covered and properly protected. Upper floors are already done in 32mpa, this doesn't change. Our house is almost 500m2 (2 storey). Downstairs the main slab is around 215m2. To upgrade to our chosen WHITE based concrete (generally more exxy than the grey, but that also depends on your chosen stones), it is only going to cost us an extra 3-5k. Then we pay roughly $100 per m2 for the polishing... which depending on what you are comparing it too isn't all that bad. We compared it to hard wood or large rectified tiles... it was actually cheaper. Upstairs however we will go with the usual grey slab, as it goes from 100mm thick to 275mm thick, hence a LOT more concrete. I think I worked it out that would cost 7k extra to go white, and for a couple of rooms it isn't worth it. There are a few different ways of doing conrete, but I would never go the option of one that required sealing. You do buff them from time to time to keep them shiny... but it isn't a regular occurance, and it isn't exactly required, it just keeps it looking nice, as does professional grout cleaning. At construction, they polish it off once, then come back and do it twice more at later stages. Many builders won't touch the stuff because it can get damage by the tradies if they don't take care. The first company we looked at going with quoted us 70k to do polished concrete... absolutely ridiculous. I've had quotes from both Cemex/Holcim & Hanson. Hanson are far cheaper, but i've heard the most painful to work with. BGC never got back to me with prices, and I don't like Borals selection. It is no colder than tiles. We're not using it in the bedrooms (much to my disappointment with 3 toddlers), but will in most living areas. The only area that won't have it other than bedrooms is the bathrooms and the stairs/landing (tiles - wood). We will use these areas to break it up a bit. So all in all, if you use the usual coloured slab it isn't much more expensive. Then it costs $100m2 to polish. Personally I prefer a grey with a black stone through it (the standards have different shades of grey only), or a white based concrete (without the black stone as it is more noticeable if the stones are unevenly spread). If you just use a standard colour slab though, if you get any major 'character' lines (aka cracks) it isn't quite as heartbreaking if you choose to just lay something over it instead. Hope some of this info helps you. I would offer for you to come look at mine but we're waiting on our house to sell before we give builders the go ahead (that and I still can't make my mind up on pretty much EVERY selection ). He's based near Margaret river and does travel australia wide for jobs too. I know he's done a couple of H1'ers homes. He's currently away and heading to Townsville though according to his facebook update. kayandandy used Onc and were very happy from what they've said. I wonder if Onc would be any cheaper.. or willing to write the bill to my company LOL I suppose Onc work with a lot of cemex concrete down that way since many of their plants are down there. 1000000% definitely add insulation. I have in my home and it makes a big difference minimising sound transfer. Insulation is pretty cheap and definitely worth it 2 3662 Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 11504 |
