We had decided NOT to spend the extra $4k on colorbond (we have to upgrade for better wind rating so in the price diffence for colorbond isn't as much with that factored in as it is cheaper to upgrade the wind rating in colorbond). Then we went out to our land yesterday and noticed how many homes have colorbond and both of us just really love the look of it. So now we are undecided again. I have to let our builder know this week as we are signing our contract!!! Sooooooo can you please tell me reasons for/against tiles vs colorbond. Is it worth the upgrade for any reason other than just the look of it?? Our current house is 5 years old and we only put roof tiles on it. In the building a pest report when it sold we already had 15 cracked tiles that we had to replace, so I'm thinking perhaps tiles are more maintenance? Do you have to do anything to colorbond? BTW, my colour pics are in my thread, and if we went colorbond roof we would go Jasper. I also think there is less long term maintenance, less chance of leaks, and harder for the possums to get in... but that is just a guess. After looking at some of the homes in my estate, I tend to agree. Flat profile tiles can create quite a nice look - and I ended up choosing flat tiles for my new build. I personally like the look of flat tiles more than colourbond on my house. In terms of heat - both are similar - it depends on the colour of your roof It comes down to personal taste, and price. For me, paying the extra money for colourbond wasn't worth it, especially when I actually liked the look of a flat tile roof. I dont know why as in SA colourbond is not dearer - it was standard with our builder and seems to outnumber tiles here about 3:1 on new houses. He explained they did the pricing exercise on a 300 square metre home and there was an actual difference in cost to them of $600 and the dearer option was tiles. Yet other builders up here (and we have to be cyclone rated) do charge extra for the colourbond and use the cyclone rating as the reason. Love it! Strange how the price varies so much between builders. I think the most expensive quote we got when shopping between builders was $7k extra for the colourbond Re: colorbond vs tiles 13Aug 31, 2010 12:15 pm The reason why builders may charge more for colorbond roof is that when you consider roof cover cost the cost of colobond does actually cost more. However builders seem to chose the fact that $3-4K doesnt need to spent on roof plumbing as it is usually included in the colorbond roof price and that roof trusses for colorbond are again about 30% cheaper. o For example in my case my colorbond roof costed 20K. A cement tile roof was about $11.5K. However for the Cement tiles I still needed to do around $3.5K in roof plumbing and gutter and fascia. However my colorbond roof quote included all that. Then i saved a further $3.5K for going to 900 centre trusses instead of 600 centres. So that means Colorbond was costing me $1500 however the difference was due to adding 1600 worth of sarking which my roof tiles didnt actually included. Then there are the savings that can be made by using smaller timber lintels over windows ect due to the less weight. Re: colorbond vs tiles 14Aug 31, 2010 1:50 pm My husband is an electrician ... he wouldn't let me have colorbond because it is much easier to get into the roof cavity for installing lights, sound equipment, etc when the roof is tiled. Hickinbotham had a promotion giving their clients a free upgrade to colorbond. We were going with tiles for price wise until they offered us this. I love the extra security, knowing no intruders can get in (well not as easy as it is with tiles)! Yay to colourbond! Flat roof tiles look OK but I think it depends on the colour selection. We have one in our street with red/orange flat roof tiles with a cream rendered house - looks like poo! If it was a brown or dark grey/black roof would be much better. Your house roof does not show rusting other than some surface rust on the flashings. In my opinion you dont need to replace or paint the roof other than treat surface rust… 1 10209 Hi all, Our boundary perimeter fences need replacing (3 sides).
