We almost bought land at Angaston (had put in offers that were knocked back), in the end found a smaller but lovely 1/4 acre block at Golden Grove. The Angaston land would have been bought for the future whereas we can build now at Golden Grove. They can however do a preliminary quote of concept plans. I agree with what some of the other said in your thread. If you have a custom plan - depsite what the project builder sales consultant tells you....the way they make their margins is through building homes where the plannign work has pretty much been done for them. ie. their designs. As soon as you go with a plan that is not their own, I would bump on tens of thousands and at least 6 - 12 months on the plannig phase..... We have picked out some products and pretty happy with the package we have. I was thinking that for our budget (around $10K) we would only get freestanding oven, rangehood and dishwasher, but I have been pleasantly surprised to get that plus fridge for under that!!! I think the semi-integrated door is a lot more practical with young kids and looks really good too. They have improved the energy by the looks of it, my normal wash is 55 degrees. We will definately be putting a Bosch d/w into the new kitchen! We found a few leaks through the join of the roof onto the walls but nothing that cant be fixed quite easily!!! We got told we had to put floorboards in and not tiles. Wasn't to happy being told what I had to put in my house. We are building in Mt. Barker SA we thought that if we put insullation in all the internal walls that would do it and then we could have tiles. But no having all the walls done made it worse, go figure I would have thought keeping the heat in would have been a plus, as cooling really isn't a problem we hardly every turn on the airconditioner in summer. I think there is some little nerdy guy sitting in an office with no windows in a Govt. dept. rubber stamping some with a tick and some with a x and coming up with some weird ideas on how to make us all pay extra just to have a 6* rating. It is mainly roof and window sizes along with orientation of you house that will guide the eneregy efficiency calculations. Off to take some pics of some selections and post them!
