Browse Forums Building A New House 1 Sep 24, 2010 9:45 pm I am going to sign building contract with builder(Big M) , they don't change the provisional site cost $12000 on the contract after soil test. I have already asked them to give the price list about the full descriptive details including slab, piers etc. They sent me the engineer report. In this report, waffle height is 300mm, slab height is 85mm, diameter of piers is 450mm, depth of pier 1m. Our soil is HD, type 3 waffle. There is only one simple statement about slab and site works. Is the site cost $12000 reasonable? What should i do? Re: site cost problem?? 2Sep 25, 2010 7:22 am I have fixed site costs with PD, around $9,000 and I have a H class slab. To me I am so glad we did that because piering can be quite expensive... you say 'provisional'? Does that mean it can change.. you better double check that before they hit you with unforeseen costs.. Re: site cost problem?? 4Sep 27, 2010 2:59 pm you can't wait until you have your soil test before signing? Re: site cost problem?? 5Sep 27, 2010 5:19 pm We signed without site costs, but that was because they hadn't done the soil test. If your test has been done (and no further work is planned on your site, such as adding fill) then there is no reason they can't fix the site costs before signing. Our site costs increased from $12k by around $1,300 after the final soil test was done, after the land had been titled. Anyway, I would ask them why they have not specified the site costs and see what they say. Maybe they have a good reason. In our case they knew the site would be filled later.
