The Rise Moorokyle Rose grange Tarneit Gardens Re: anyone building in tarneit? 2Jan 24, 2009 9:24 pm Hi coco, we're building in Tarneit. Land doesn't settle till next week, and I think the builder probably won't be starting to build until end Feb/early March as we haven't finalised contracts yet.
As for the estates you mentioned: The Rise - a bit in the middle of nowhere, but ok otherwise Moorokyle - a lot of smallish blocks so the estate looks like a first home buyers festival - love the facilities tho, and I think it will be a great estate overall when finished. Rose grange - Haven't really looked at it. Tarneit Gardens - Haven't really looked at it. Heaps of new estates in Tarneit, which worries us a little, but there you go! Where are you looking to buy? There are other estates being built than the ones you have indicated.

But I think Moorookyle and Evadene are very well planned estates. You can tell from their facilities and the masterplan. If you're choosing one of them to live in, I guess it really depends on what you want. You can choose to be close to parklands, creek, sports oval, shopping centre, wetland...etc. I like the idea that Moorookyle has it's private country club, but the blocks just too small for us. We chose Rose Grange because it has nice creek and valley view. Have a drive thru for all of the estates and see which one you prefer. We knew nothing about Rose Grange until we casually drove pass it and saw those big mansions next to the creek and valley!!! What a view in this flat flat western side of Melbourne! Of course we can't afford to buy one of those blocks right next to the creek, but we're pretty close to it so we're happy. we have temporarily reserved a block in rose grange with a certain builder who is checking something out for us, but we have an alternative builder (smaller, looks to be a lot better than the volume builders) who has advised us to buy a block in The Rise, Tarneit. we are very very close to going down tomorrow to put a deposit on the block its very hard to decide Re: anyone building in tarneit? 6Jan 25, 2009 9:53 am beattun, which block did you put on hold in Rose Grange? Are you first home buyer? Try to avoid all those ones on the slope--right next to the creek, coz the site cost will cost you a fortune!
The Rise is much flatter and cheaper. You do end up with a bigger block of land with the same price compare with other estates. But Rose Grange is the one closer to the freeway and Williams Landing with a good view. So we decided to stay. The sales lady from PD says Williams Landing will become the Chadstone in the West, let's see about that. If you have a house design in mind, by all means go and look for a block of land that can fit it in. Back on topic.. Rose Grange - Building Rose Grange so I am biased, great view and location in clearwater rise area, also have a great promotion running if you put a deposit down this month ($5k Harvey Norman voucher, missed on this one and got the $5k fuel voucher - also good). The Rise - Emma's sister is building here, bigger blocks for your money but further from town has city views if you can get the right block. Moorokyle - no idea on this one, Emma is put off by body corporates. Tarneit Gardens - friends have built here, nice estate but not many blocks left I believe. Reflections - next to Tarneit Gardens, has a man made lake plonked in the middle of it that promises to look nice. Wyndham Waters - I've been told high site costs due to it being old wetlands, narrow roads. Williams Landing - future shopping hub of Western Region, potentially impacted by the same site costs as Wyndham Waters. If you can afford it could be well worth the money. Why is your builder recommending you the Rise? coz the design can't fit in to the Rose Grange block? hi popcorn, we've pulled out of the rose grange idea, as the land is too expensive for us, our builder suggested the rise or tarneit gardens to us because they are cheaper, for bigger blocks. we really want something that titles sooner rather than later, some of the blocks we've seen today wont title until august, where as some will be june. i didnt think itd be so much of a headache, and we havent even started to build yet Re: anyone building in tarneit? 9Jan 27, 2009 11:06 am Yes Zerosignal, we're staying in the same block, can't let go of the view even we're ready to lose our deposit to move to Rise....finger crossed if we can sell our house before end of Feb. Almost gone with PD's Churchill, but..Nava just too flexible in letting us change the floor plan. And their upgardes are at very reasonable prices too compare to the big ones. So at the end of the day, we'll get what we really wanted including all the upgrades but still 20k cheaper. That suits our budget very well. Highly recommend Esther from PD in Truganina to those who want to go PD Prestige series. Terrific sales lady! She even gave us last yr's price quote seeing us have two young babies just to help us out a little bit! Whenever I went to see her, she always have several appointments in the day!
Don't worry Beattun, you need 2 to 3 months for the paper works to be done before you can build anything on your land anyway. So the settlement in June actually helps you a bit so that you are not in a hurry to get the paper work done, and you'll have more time to plan your colors and detail items inside the house. Which builder are you going with? If you don't mind any estates, I think Rise is pretty good, as in money value. Future Tarneit train station will be close by, even though you may have to wait for 10-15 yrs before it's built. It is close to the future shopping centre, and childcare and primary school within the estate...work out your budget first, and see whether you want a bigger house, bigger garden, or something cosy and easy to maintain. We both are a bit messy, and really not gardener type person, and we won't have the extra money to do a super nice and care free garden, so we decided to go for a reasonable size house --30SQ, and not a big garden. Puttting our current 20SQ house for sale means we have keep our house very clean and tidy almost everyday (with 2 babies), which really is a pain for us, plus clearing all the weeds from our big garden!! So the ideal 36 SQ house really don't suit us. But we didn't know all these until we started to sell our house! So, consider your abilities and what you really want, and make a decision base on that. so pending finance approval (speaking to banks today and tomorrow), we might be landowners! have not decided who to build with yet, went to DFH and we got a fantastic quote from them, only for the rep to call us up the next day and tell us she stuffed up the quote and underquoted, went to PH and the bloke really didnt seem to know what he was talking about. have been to rivergum constructions as well, just waiting to see what they come back to us with, but the rep is a great guy, couldnt do enough to help, even helped us pick out a good block. am going to get a few more quotes because we have time, we only need to sign a building contract by the end of june for the grant, so that gives us a few months to play with. I think it is fair to say there is a lot of rock in the western subs of Melbourne to be onest. We are in Tarneit gardens and we had no rock issues at all. Not sure if they still have the free landscaping and colorbond fencing deal, but it is a nice estate for us. The builder isnt including rock excavation in fixed cost. Stage 12 is being offered fencing but not 13. Me a new member as well so by no means an expert however here's what we compared : Reserve: fencing only (from memory), titles expected in June, titled blocks were either corners or T junctions, not many homes started yet Tarneit Gardens: Fencing, landscaping & rebate, titled block available, upto stage 9 developed already We liked TG better ... but then it depends on what suits u.
