Browse Forums Building A New House 1 Feb 19, 2010 4:57 pm I have been looking forward to starting my own thread for such a long time - finally this means we are starting. We signed back in Nov 08. After being rejected by council in April 09 and back to the drawing board we were finally all set to start late last year however we could not bulldoze in time to make the slab last year due to the extreme heatwave in Nov. After getting the land surveyed we were ready to start in Jan but found out our neighbours carport had encroached on our property. Now we have sorted that out we can finally begin. We have decked out our shed into a home and are living in it during the build to save a heap on rent. Currently we are drenching our block ready for the trenches to be dug on Tuesday... You also get to see the progress everyday!! We had to wait 13 months for council to register the land....work started mid January but its been sooooooo slow...like watching a snail race Did get waffle pods this morning so that must be a good sign. I bet you must be feeling better that its finally started....all the best with your build... Re: It took 478 days but Anna1 finally begins 3Feb 19, 2010 7:26 pm That's the nicest looking shed I have ever seen . Congratulations on the START (finally) of your build and I look forward to watching your new home grow from the ground UP! www.themaxbuild.blogspot.com forum.homeone.com.au/viewtopic.php?f=31&t=20717&start=300 www.leahspaperpassion.blogspot.com Re: It took 478 days but Anna1 finally begins 5Feb 19, 2010 10:43 pm Such a long wait! Glad it's finally happening for you Lucky you being able to live in the shed =))) Looks pretty comfortable - especially given what you'll have when your home is complete! Your plans are terrific. I look forward to watching your progress. Re: It took 478 days but Anna1 finally begins 6Feb 20, 2010 10:14 am Thought I would start adding my photo's, I remember when the porter loo was delivered. I was cooking tea and chatting and said "there's a truck...with toilets...and they are stopping...woo hoo" I've never been so excited about one disgusting toilet in my life. Re: It took 478 days but Anna1 finally begins 10Feb 20, 2010 11:09 am you poor buggars, as if waiting for the build isn't bad enough, but plans permits etc are just another unfair complication, so good luck, I'm so glad to see it moving along - love the arial shots - you'll get heaps of value from this forum if you want to - it's all good fun really!!! good luck matey A thankful person is a happy person. Thankfully there are always Tim Tams Re: It took 478 days but Anna1 finally begins 12Feb 20, 2010 3:55 pm Congrats Anna1, hope all goes well with your build. Just a few questions for you... Did you have to get council approval to live in your "shed" ???? How does your builder feel about you living onsite during the build ??? Would love to do it this way ourselves. Demo house and live in decked out shed but can't see TTGully council coming to the party. Re: It took 478 days but Anna1 finally begins 13Feb 20, 2010 4:38 pm Check out these two threads in relation to living in the shed. viewtopic.php?f=31&t=15275 viewtopic.php?f=1&t=29696 It cost us $15,000 to deck out the inside. We built the shed over 10 years ago so that doesn't include slab or shed itself. The most expensive part was plumbing $5K, electricals inc new metre $2.5K and air con $1.5K we did all the work, 4 months every night and every weekend - social life certainly suffered. We needed to get plumbing out to the shed anyway as the pool was not plumbed into the sewage. We are one street away from kids school and 5 mins away from my work so didn't want to move out of the area. In our original plan (the one rejected by council) we had a garage but were going to use it for entertaining only as we had the shed. Then when we were rejected we decided we would use the shed as entertaining, so the expense was justified. We reused a lot of materials from the old house inc windows, kitchen, power points, skirtings etc - mainly because we had half renovated before we demolished stupid. Here's a picture of the layout albeit slightly changed. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The washing machine is in the bathroom. We've changed the kids over to bunk beds to give them more space in their bedroom, which they are just loving. Our bedroom is part of the lounge which is probably the only downfall but its worth it in the end. I had heard so many horror stories of people renting and losing their bond I just couldn't go there. Kids think it's a real adventure and think its cool our front door (roller door) is automatic. Both roller doors have remained part of the shed workshop so we aren't bothered by the usual creepy crawlies you find in a shed. It complies with all building requirements, safety switch, smoke detectors even a surge arrester (all from old house). Builder is ok with it. We had to fence off our house from building site. I guess becuase we are on a corner block we can come and go without disturbing them. I highly recommend "shouse" dwelling, so far I estimate we've saved over $5K in rent and we haven't even started yet. 2011 Home Sweet Home Handover 03 September 2010 PCI 27August 2010 Plumber 20August 2010 Electrician 19August 2010 Painting 04 August 2010 Cabinets 13Jul2010 Lockup 23June Frame 20April slab 1Mar10 Re: It took 478 days but Anna1 finally begins 15Feb 20, 2010 5:08 pm Hey no worries at all I have just started a shed thread... Good luck on your journey ! Gorgeous design, I really like the niche wall in the lounge and the butlers pantry. Who are you building with ? Thanks - we are building with Rendition Homes, but it is our own design - however we would never have thought of the niche wall in the lounge - they came up with that which really helps out with it being a home theatre. We originally had double sliding doors - getting rid of those and putting in the niche wall saved a packet. 2011 Home Sweet Home Handover 03 September 2010 PCI 27August 2010 Plumber 20August 2010 Electrician 19August 2010 Painting 04 August 2010 Cabinets 13Jul2010 Lockup 23June Frame 20April slab 1Mar10 Re: It took 478 days but Anna1 finally begins 17Feb 20, 2010 5:49 pm Yay - you will finally see action. This feels like dejavu - haven't I already been excited before about you seeing progress. Good news that it will be for real this time. Hey Tam - lets call the last one a practice. I hope it all goes well, I'm sure we've had a share of bad luck already - got it all out the way early. Hmmm I know its going to be one long ride. The sad part is we made all our selections and designed kitchen/laundry/bathrooms so long ago, I'm beginning to second guess what we have done. I'm a bit concerned about our benchtops - our builder wont allow diamond gloss and we can't afford stone (well I wont forgo anything else in order to get stone) - fingers crossed it will look ok. 2011 Home Sweet Home Handover 03 September 2010 PCI 27August 2010 Plumber 20August 2010 Electrician 19August 2010 Painting 04 August 2010 Cabinets 13Jul2010 Lockup 23June Frame 20April slab 1Mar10 Re: It took 478 days but Anna1 finally begins 20Mar 02, 2010 5:12 pm Our slab is finally done , now the long wait for the walls - although I think they are doing some electricals and plumbing work during this period so should still see some action. I guess the first bill will be arriving any day now. The slab looks really small, our bedroom barely looks like it will fit our bed - but enough people on this site have said the slab looks small until the walls go up - so I guess it will be ok.
