Browse Forums Building A New House 1 Aug 28, 2010 8:12 am Hey, Well we were hoping to sign our contract with the builder before end of month, but got a call yesterday saying that the waterboard has not approved our plans... Cos we have a sewer running down the left hand side of our fence (in parrallel in next doors property) and the dirty side of our house runs in parrallel with that fence the waterboard are saying its too close.. So our builder has to organise a sewer peg out (which is from the bottom of the sewer piping on a 45 degree angle) to see how close it comes to our house or if its going to hit our slab. If it is too close or hits our slab then they have to send out plans off to the engineer to redesign the slab on that side and add more piers etc... All this means is a delay of at least 1 month and extra costs to us no doubt for the peg out, engineers, extra slab costs etc... The dream of moving into our house by Christmas has definately gone out the window now Has anybody else had anything like this happen to them before? what sorts of extra costs can we expect? Essentially you are if you are too close to the easement (sewer pipe) you need re-inforcement of the slab. Rule of thumb is normally 3m. But the 45 degree angle means that for every meter deep the pipe is a meter on the surface you need to be away from it. I have heard of easements being up to 8m. This space is what they might need to dig up in order to service the pipe. We built to very close to the sewer easement on our block, and our slab was engineered to take that into account. The only drama we had was that the water authority couldn't find their own drawings to show exactly where the sewer was located within the easement. Idiots. That caused us a delay of a few weeks.... Anyway, we ended up with piering all along the rear edge of the slab to protect the sewer pipes - and I suppose to ensure the stability of our slab too. No big deal, and less expensive than we originally thought it was going to be. It doesn't mean that you can't build close to the easement, as long as the slab and foundations are done right. You can see from the round sewer inspection hatch in the foreground how close we are (and this is the end where we're about 400mm from the easement. Not sure whether that will pose a big problem. Hope not. Did the builder not go through the plans during the inception period? All the best man. Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6885 Ask the council if there is a chance of getting build over easement exemption.
