Browse Forums Building A New House 1 Aug 23, 2010 8:18 pm Just wondering what sorts of things, if any, people have let through at handover in the assumption they would be fixed during the warranty period. We have handover on Wednesday and the same things they've been putting off for months are still not done. I suspect they are going to try to get us to handover and let them fix them during the warranty period. Not happy but also darn sick of waiting and paying rent. List of things still to do for what it's worth, just off the top of my head (probably forgotten some) - Repair/replace bowed plasterboard and skirting board - Sand back, prime and repaint rusty lintels - Consult with client about desired type, colour, siting and plumbing of water tank - Install water tank - Stain and varnish front door - Install 3 x security doors incl sliding door - Install fly screens - Install toilet - Replace shower rose with correct unit - Replace toilet roll holder with correct unit - Replace towel rail with correct unit - Install TV antenna - Touch-up fill and painting on walls and doors - Backfill dirt to slab level - Remove rubbish, rubbish cage and toilet - Miscellaneous door furniture - Connect gas - Connect storm water to council lines - Connect meter box properly, remove ******* electrical tape-wrapped conduit between box and ground - Connect laundry trough washing machine water outlet conduit to drain - Install HWS, oven, stove, rangehood (handover day presumably) This is about 5 x what has happened in the past 5 weeks so I'm very doubtful . Most of these things were not even noticed by the hopeless drongos but instead by us. Next time I'm going to owner build. Is that not normal? Should we demand the keys in return for a lesser amount? We have been friendly with them until now but I can see we might need to get tough with them. I plan to ring them every half an hour tomorrow as the honcho hasn't returned my calls for a week (re: tank). They have already kept us waiting for 3 weeks beyond the contract time which they have only gotten away with because every variation (most of which only happened due to their stuff-ups) allows them an extra week. Amount left is $22k. What "state" are we in? We have put in notice on our rental, need to be out by 10th Sep. I take it from what you've said that we shouldn't let them know that?? (I had actually intended to use it to add weight to my argument ). Is that what you mean by what state are we in? Apart from what we could wait forever, apart from being completely fed up with waiting, waiting, waiting. (Contract signed over 12 months ago.) Edit to add, it is a franchise business so perhaps we could bring some leverage to bear in terms of franchisor and PR pressure. What does PC stand for? LDs are about the same as our rent but because there have been 11 variations x 7 days then they still have 8 weeks before those kick in. The problem for us is we've put in notice on the rental and have 3 weeks left. Might need to see if we can stay a bit longer . Builder has been in the game for a while I think. They are in a compromised position being a long way away from our site after being handballed this job by the franchisor after the original franchisee went belly-up . Still this is not an excuse in my book. Correct me if I'm wrong, that's going to entail removing the eave, brick infill, lintel and surrounding bricks, replace lintel one course of bricks lower, re-lay all bricks and replace eave? Also discovered what I thought were temporary doors, the builder thought were the final ones. Painted some random colour instead of stained. To top it all off, could be getting Chinese whispers from the wife but it sounds like they have bought security doors in the white and are painting them instead of the powder coat finish they are meant to be ??? Argggghhhhh. What are we paying these drongos for? I'd be trying to sort this out ASAP, theres some major work to be done. Hope it works out for you soon! yep sounds good make the footing bigger to to allow for the pipe in the middle 3 7297 Hi When it rains in a particular direction water comes through the security door.
