Browse Forums Building A New House 1 Aug 21, 2010 3:29 pm Hi All Our land is due to title in another 3 months or so... Is it still too soon to look at signing up a builder? I guess I'm worried that if we sign up now and if titles get delayed, we might end up having to pay the builder for not being able to start on time. I'm not sure what is the bigger risk, signing up now and risk compensating the builder for a delayed start or wait and risk a price rise... In general, how often do titles get delayed and how often do builders raise their prices? Re: When to sign a builder up? 2Aug 21, 2010 5:17 pm It will take a couple of months to get through the paperwork to get to site start anyway. We signed in January and started in June. Even if they are delayed and your builder penalises you, it's still 95% likely you'll work out ahead of the price rises. The other issue is the possibility the house you like could be deleted. We were one of the last through on our design before it was gone. I'd sign if I was you. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: When to sign a builder up? 3Oct 27, 2013 9:17 pm I want to bring this thread back alive by asking similar questions... I have a block of land yet to be registered...(yet to be developed and NEW ROAD council civil work yet to start). Targeted to be ready/titled by March 2014. If all goes smooth according to their schedule, ---- MARCH 2014. WHEN should i sign up and pay the $1500 to the project builder and proceed with more detailed quote/tender? I have basically finalized with 2 designs (one from both Metric0n and Pl@antation). But am afraid if I sign up now.....and registration gets delayed indefinitely.......then where do I go from there? What penalties I am looking at? Any suggestions when would be a good time to sign up with the builder? 2 month prior? or right away WHEN the developer and council STARTS their work....then that should still give me enough time to finalize my design changes and color selections. Re: When to sign a builder up? 4Oct 28, 2013 6:58 pm We based it on our pre-approval with the bank which went for 3 months, so we paid our deposit 8 weeks prior to the expected registering date. It all depends on the builder though, and how long your tender period will be, and what their price rises are. 8 weeks should be enough for you to get plans drawn up also. Our block is now expected to register this week so we can at least lodge plans with council asap! You can call me Chris! The benefit is you can tender the project out… 9 20434 |
