The builder's response was that they didn't need the boards because the roof pitch was higher than 20degrees... ??? huh? Is this true? Based on my basic understanding, if you have sarking installed, you would need the anti-ponding boards otherwise it might build up a little pond near the edge of roof/gutter and could overflew and damage your house. I guess from the other point of view, if it's included in the contract, it means whoever first put that it, already accessed the situation and recommended it to be installed. If the builder now refused to put that in, I would guess someone stuffed it up and forgot to put it in, and thought it would be easier to talk you through it and accept it, rather than re-do the work and install it properly. I would suggest to request for something in writing from your builder, to guarantee that it won't cause any water damage to any part of the house in the future. If possible, get a solicitor involved, then they will probably get it fixed. Hope this helps and good luck! Your builder is right ..sorry, but.. but.. but.. is it stated in the contract 'where needed' (meaning where the pitch is < 20°) or does it stipulate for ponding boards to be installed regardless ofn the pitch?.
