If yes, did you increase the length of the doors and windows too? Rest is standard. Re: FRANKENSTEIN - My building journey 483Feb 03, 2012 10:12 am Hi Duke, Many thanks for the prompt response. We're planning to build the Pisa as well. This one has the Kensington elevation. Re: FRANKENSTEIN - My building journey 485Feb 29, 2012 7:01 pm Update Front elevation almost done... Re: FRANKENSTEIN - My building journey 486Mar 03, 2012 12:53 am Not sure where to get standard roses at a good price. Maybe ask in the gardening forum? Where you going to put them? As for the branch hanging over the fence, you are allowed to cut that back to the fenceline. Your place looks good, Duke ![]() ![]() Oceanic with Nautilus upgrades. Re: FRANKENSTEIN - My building journey 488Mar 04, 2012 5:41 pm If the neighbour won't control their tree and keep it within their boundary, maybe you should contact your local council and see what can be done. Handover 8 September 2010 Re: FRANKENSTEIN - My building journey 489Mar 04, 2012 7:59 pm Hi duke Is that turf real? ![]() ![]() I think that the standard roses will be a nice touch. In regards to your neighbour's tree - what sort of tree is it? Might be worth checking that the branch is not balancing the tree. If it's a large tree, cutting the branch from the base might not be such a good idea. A friend of ours who's a tree lopper had a look at a tree next to my brother's place - huge gum - the one with the smooth bark -30+m up in the air. He told us that if we are going to trim some of the branches it will end up being more of a danger for his house then living with the overhang. You can trim the overhang up to your fenceline and throw the branches over the fence - that's what the law says and the Council will tell you the same thing. It's quite common in the older/established suburbs like mine, I'm assuming not so common in the new estates where the trees are still small. I think my work college says they are conifers. Parts of the tree turn brown from time to time. I don't care if it goes off balance cause he should have taken care of it when he subdivided the land. If that tree goes, it will just fall in their back yard. It will damage my house if it breaks and fall over my property. Part of the problem is he is he works at the council that does jack all. People pay rates and you expect they use most of your rates to be spent in your suburb for up keep and not spent majority on other new suburbs. Maybe in like 4 yrs but not just after 6 months! Done a little research and man... How not australian standard are the shower screens install in WA no mater who the builder is/are. I will be talking to the DA crew soon once I get my info together as to why the mould apear so quickly. Re: FRANKENSTEIN - My building journey 493Mar 31, 2012 9:02 pm i've been meaning to ask Bagheera and P1T how the paint on their alfresco beams are going. The two beams forming the rake have started bubbling and flaking. When we had the 6 month inspection, i asked the supervisor what the brown run marks are, he said it was Tannin and that he'd get it fixed. Yeh, he got it fixed alright, the painter painted over it and the tannin started leaking out again a week or so later. The beams are painted Lundy, so the tannin streaks look like rust marks. How long would you expect paint on wood to last, before having to redo it? I would have thought 18 months would be a bit too quick?? Oceanic with Nautilus upgrades. Handover 8 September 2010 Re: FRANKENSTEIN - My building journey 494Apr 01, 2012 9:57 am Hi O2 - we have a thick gluelam beam across and normal wood beams forming the peak - no sap running so far but hubby went up and patched some little splits/cracks in the wood and re-painted already. You might get harsher winds and being close to the ocean the climate is as bit different. Hubby was quite disappointed with some of the work - the two wood beams forming the peak where the ends are exposed were unpainted up the top. One of the brick pears had the gaps around the SHS beam unsealed so the water when raining was going inside... He wants to use some galvanised stuff to cover the ends of the beams and the top of the main gluelam beam – if you go to Nautilus display they had a capping which was painted the same colour and wasn’t too visible. It’s funny how they never supplied that to people building the Nautilus alfresco - check the photo – not sure if you will be able to see but in the top right corner you can see a faint line – that is the capping which was painted the same colour. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ BTW guys check your gutters. Again hubby went up and checked all of them before the rainy season starts and discovered that the gutters have not been cleaned at handover - chunks of cement and a couple of downpipes had cement blocking them. He had to lift some of the tiles and clean and flush them. We assumed that is was done because our private inspector did noted the gutters cleaning on the report.
