Browse Forums Building A New House 1 Aug 19, 2010 11:23 am Hi, I have a land with slope fall 1000mm from left to right in Victoria. Initalliy I spoke to Carlislie Homes and the sales consultant said they can build on it as long as the fall doesn't exceed 2.5 meters. And later when they checked the land, they said they can't build on it and most builders are not able to build on it either. My land is in an established middle suburb in Melboure. There are a lot of new homes currently in building in my area with same of slope size. Is slope with 1000mm fall a big issue with most builders? Can someone recommend a quality builder who can build on this kind of slope? Thanks Heaps Re: New Building on a slope of 1000mm fall 3Aug 19, 2010 12:12 pm We are a knock down/re build. Corner to corner we were measured as fall of 1 metre (1,000mm). That is a very flat block. In fact our builder is having to redesign the storm water pipes to get adequate flow off the block (too flat). My block slopes from front to back, and we have done split level 500mm at garage and 500mm at kitchen.. So a total of 1000mm over the building block. I built with PD, and around me are M'con, Simonds, DFH, JG King, Hotondo, Henley and NBG... and we all have similar fall. Around 3m over the block, around 2m across the house, and the fall is left to right. Most of the big builders will build on your block if the fall is the only issue. That's the thing.... are there other issues? Easements, excess fill, no room for retaining walls due to the size of the house on the block? A little site cut on one side is all. Perhaps a 400 - 600mm (2-3 sleepers) high retainer wall and all good. There's another story here they haven't told you about. I don't know if this is still the same now but when it was originally surveyed this is what was listed. If Carlisle didn't view it personally but went off the maps, they may have been scared off by this. We bought a block, based on the fact it was 'flat' to the naked eye. I knew it had a slight fall, but figured it would be with the 300mm that's allowed by most builders. Turns out we actually have 800mm fall across the building envelope alone, and site costs of about $25k given the silty clay soil. To think that I thought I did my due dilligence! I can see how people get caught out with building costs. I would look into split level - might lessen your site costs. I think I saw AV Jennings is doing split level homes now??? Some others too I think.
