Browse Forums Building A New House 1 Aug 19, 2010 8:41 am Hi Folks, Have just signed our contract for our new home on 1 acre in outer western sydney. When going through the contract one of the things that 'popped out' was a clause saying that we had to provide the wet weather access for the block. When we questioned this we were told becuase we are classed a 'rural' block, we have to provide it. We were told we need to put down blue metal from the street to where the start of the garage will be. I don't think it is going to cost us that much, I'm just a bit miffed that the builders leave it until the contract stage to tell us this and then just slip it in. Has anyone else had to pay for and provide the wet weather access for thier block? The Owner is responsible for providing all weather access to the site for the builder to undertake their works. The costs incurred by the builder to provide all weather access in the event the Owner does not, will be passed onto the Owner for payment. These costs are in addition to the Contract cost and are not included within the Site Costs. This is standard nationally. In VIC we have Clause 26.0 All Weather Access. We have 3800sqm and had to ensure that the driveway was accessible at all times - especially during the winter months when the house was being built. Some things are worth waiting for. Our contract reads that the builder is responsible. They have indicated that due to recent rains they need to do extra work. Haven't yet been asked to pay. Guess it would be different on a large property. Can I suggest that you start focussing on what types of dry whather access you could cost-concisouly establish? for starters you could use small gravel, its very traditional and has served many houses well over the past few decades. Concrete and Metal bases are more costly and do nothing for preserving any traditional aspcts of the block. Also, I love feeling the crunch of small pebbles under the car tyres (call me nostalgic) Suburbia is where the developer bulldozes out the trees, then names the streets after them. LOL We are some 60-80 metres from the road and the driveway is unsealed - which quickly deteriorates into mud the first sign of rain. We have blue metal down at the moment and it is wonderful to drive over compared to mud. No use us getting anything else at present since another house will be constructed at the front within the next 12mths and the trucks would only destroy anything we put down.
