Builder a bit late getting there and after about 3 1/2 hours it was finally done. A lot of the items in inspectors report still to be corrected. Builder agreed toilet in ensuite would need to be shifted. Some tiling missing above vanity in bathroom, feature tile missing below mirror in ensuite, woodwork and doors all need another coat of paint (he stopped listing problems with paint after a while), internal walls need another coat in some areas, no paint on top of doors, mid on carpet and paint on some of them, wardrobes not as per plans, retaining wall not as per plans, marks on laminate in kitchen and a chip, camera for video intercom not installed, no controller for speed of fans in the alfresco area, one intercom not working, tv antenna not installed, latch not working on bed 3 door, screw holes not covered before painting, laundry taps not level, paint on some of the cupboards, towel rails and toilet roll holders not installed, door stops broken or missing. Could not inspect toilet as builder closed the door with privacy lock on and we.couldn't open it. Lots more but that is probably enough for now. They are going to get an inspector from building commission as they don't believe they need to fix everything... Wonder if locking you out of the toilet was deliberate? Perhaps there was something he did not want you to see. I doubt it. The inspector I hired had already picked up the cistern was too far from the wall. The only thing I would be likely to pick up is paint defects. Will mention on the report that toilet was not inspected due to door being closed with privacy lock on. New Home Inspection lists defects with reference to relevant standards. There is no reason why they should not be fixed. Our final inspection was done this Wednesday. There were 53 defects found. How many defects are listed in your report, buildingwest? Our builder thinks all can be fixed within one week which I doubt. I hope the builder will not take shortcut. This did not include other issues I picked up such as kitchen, bathroom and ensuite stone benchtops not required thickness, wardrobes not as per plan etc. I think it will take them about 4 to 6 weeks as it can take 3 weeks to get an inspector from the building commission. They sent it to me this afternoon and said they were going to submit paperwork in the next few days to get an inspector from the building commission. They better not claim they were delayed by inspector when there are clearly other items incomplete that they haven't bothered fixing yet. I want my house finished. Although mine are mostly minor defects, but I think it would take 2 to 3 weeks to fix. Thanks for your post. Now I start to watch for things that I did not check before, such as, heating, cooling, vacuum system etc. Is tv antenna a standard inclusion for NBG? We have TV point installed, but it says in the inclusion the cable ends in roof space. Best of luck to you. Inspectors don't really look for paint defects so I would watch for wardrobe heights to make sure they are as the plan with required number of drawers and shelves, check benchtops, check fans and controls, skirting boards/tiles ( I had missing skirting near kitchen upstand), check laminate thoroughly for marks, chips, make sure drawers dont bang into each other when closing, ensure fridge space right size, check top shelves of pantry to make sure there are no gaps, test all sliding doors, check carpet in robes, make sure privacy locks work, check retaining fence as per engineering drawings on slab design. Reread through all specifications, standard inclusions and paid upgrades to make sure everything present.
