Browse Forums Building A New House 1 Aug 14, 2010 11:20 pm Hi all, after enviously reading lots of other peoples threads I have decided that it is time to start my own.
If for no other reason than to be able to look back and see how far we have come!!!!!!!!!!!!!!!!!!! The story so far............... Dec 2009 Hubby drives past a sign on the way to his work and notices some land for sale................ Decides we should go for a look for no particular reason. (Have no thoughts of buying land or selling exisiting house at this stage) Off we toddle and have a look decide to ring R.E and find out some details just for something to do ROFL (yea right!!!!!!!!!!) Next thing we know we have made an offer on land subject to selling our own house. Offer is accepted WHAT THE HELL HAVE WE DONE Fast forward time to 6 months later (after many many open houses and over 30 inspections on house) we have a sale YAY Bloody hell our R.E worked hard for us in that time and more than earnt his money!!!!!!!!!!!!!!!!! Thank you Matty from NESL So now we are the proud owners of 7 acres and have just moved in with the inlaws (WTF are we doing????? not sure if we are brave or just plain stupid????????? Dont get me wrong ILs are fantastic but after moving out of home 25 years ago its pretty hard doing it all over again LOL) So in this time we have been looking at plans and builders available in our area and have some across a plan with G.J Gardner homes that we have fallen for So off we go to Bendigo to have a look at the display home ............................... Yes it was love almost at first sight LOL only thing is display home is slightly different to "OUR" house. But we decide will be fine as is as we dont want it too big (we only have 1 child) and we dont want to spend tooooooooo much money as the land was a little $$$$$ and we have to pay lots to have power and water run to house not to mention a 250 metre long driveway that "HAS" to be 4 metres wide amongst other things. We are now waiting on the lovely Moyne shire to grant us our planning permit so we can submit our building permit so we can start. Everything (almost) has been picked and as we are doing site cut ourselves cant wait to start. We went out and started to peg out house last weekend but ran out of pegs (lucky we not the builder ) Hubby went out today and started to mow the driveway and the house area. Hopefully we can almost become self sustaining??????????????? We intend to have chooks (my personal fetish ) And am continplating a pony for me to play with (I had horses and ponys as I was growing up and never really grew out of them like most little girls do ) Infact I am sort of hoping to end up with a bit of a menagery LOL I already have 12 pet frogs 2 dogs (one is a monster dog LOL)and 2 cats so imagine what I can fit onto 7 acres I Will update as we go along and fingers crossed there wont be too many drama Cheers All Janet Re: One day there WILL be a house on our 7 acres 2Aug 14, 2010 11:41 pm I forgot to add pics of the plan so here it is............................. Built 3br house in Glenorchy, Tas in 2001 * * * Built 5br courtyard house in Lenah Valley, Tas in 2011 - Homeone thread / Blog Re: One day there WILL be a house on our 7 acres 4Aug 14, 2010 11:59 pm Hi Chuq, We are having gas boosted solar hot water (bottled gas as NO access to natural gas) and we are installing rainwater tanks but also want the luxury of having town water and also see it as a selling point later on but that is not a necessity straight away(we are the ONLY block in the subdivision that can access town water) And we also hope to put down a bore in the near future to help with the garden and for the livestock. Haven't looked at going off the grid for power as I believed that it was expensive to setup???? Maybe you could enlighten me a little on this????? Tell me about what you are doing where are you building and who with?????? Isnt it scary having all that land ????? Its great but scary that you have so much work ahead of you to get it too look like a house yard and not a paddock. I sometimes think we are mad haha. Hope to hear from our local shire about the permits some time this week, but then again this is one shire that you never rely on!!!!!!!!! We were looking for an existing house when we came across this parcel of land. Fell in love I guess. So we have designed our own plan and have spent the last 9 months or so finalising plans and selecting a builder. To tell you the truth we are about over the planning planning and more planning and catn wait for some action. Finally it looks like we will be able to start site prep next month. Get the cellar (must have!!!) and shed in and then hopefully slab down by Christmas. Might try and post our plan at some point. Essentially 4 bedroom kids area quite seperate to our little haven!! And central living with meal / kitchen (with huge walk in pantry!!) and home theatre. Good luck with all your permits. And....my big sister lives in Warrnambool - pretty place! All going to plan we hope to be in new house end of Jan, but lets face it anything can happen between now and then. Cheers Janet I don't know a whole lot, as we didn't do it with our current house and are only in the approval stages for our next house ... going off grid basically means you install solar panels, and batteries. Instead of selling excess generated power back to the grid, and then buying it back when needed, as happens with most solar setups, anything excess you generate is stored by batteries on-site (generally a small shed full) for use when not generating. The benefits: You don't need to run a (potentially lengthy) connection to the boundary to connect up with the power company, and when there is a power outage, it doesn't effect you. The downsides are: You CAN run out of power, so you have to be frugal, and also the batteries cost about $10k extra. Being on a large block you may be able to install a small wind turbine instead of solar (or as well as solar!) We do have wind turbines down this way as it is known as windy Warrnambool for a reason LOL. Prob is that I not very frugile with the power consumption and can NOT run out of power as I have 12 frogs that I have to heat 24/7 and I have to say they are expensive little buggers to heat!!!!!!!!!!!!!!!!!!!! So at this stage will prob just run the power the 250 metres or so to the house from front gate and be done with it. Having said that it might be something we can look at in the future to make ourselves more self sufficent. Might just go and visit Mr Google and see what I can find out. We are happy with the plan but I have to say if money was no object its prob not what we would have picked LOL We actually wanted a homestead looking house ( the long ones with a verander all the way around) But all the ones we had looked at where around 50k more than the non homestead looking ones lol. And since we know that we have so much to spend on the yard and on fencing and putting a bore down for water for the livestock we decided to modify what we wanted. Mind you since then we found a couple that would have been just grand but that would have put us quite a few months back in the process and due to living with the inlaws that was something that was NOT going to be on the menu. All in all its going to be so much better than the house wee just sold so I will be stoked just to have room to move in the kitchen and actually have space to put food in kitchen hahahaha.
