Browse Forums Building A New House Re: Iris 4 with Henley - Trying to pick colours! 21Aug 31, 2010 11:14 pm Alex we up graded our door handles for the sake of a couple hundred dollars we just did it, same with the doors we went to the stanford 4 panel wood grain. I am spewing we didn't upgrade our front door lock now as we can't find the one that matches our inside doors now! You will be surprised what handles are actually standard (MIL is building an essence range atm). It all depends on what money is like as you said before. If you dont mind flat panel doors then dont upgrade the doors but I would upgrade the handles I have compared what we were charged and what they are in bunnings and it was pretty close and no effort on our behalf! Took us just over an hour We didn't end up changing the door handles, I am trying to keep all the upgrades to a minimum as we want the final contract price to be as little as possible, we're happy to pay the same price to do it ourselves if it means we can save up during our build. We've added off white mortar, two deadlocks, and an upgrade kitchen tap, but that's all. Also we are trying to see whether they can render the front pillars, there is a bit of confusion as our consultant was told that it wasn't possible but she doesn't see why not, so she has put it in as a request - our estate guidelines state 20% needs to be contrasting colour so we don't really have much of an option! So we will find out whether this is possible shortly! A couple of pics - we took these before our appointment so there is no carpet, as they have just changed their supplier and we couldn't find the one we had chosen, LOL. You did well completing colours in an hour...you must have been very well prepared (your colour consultant would have loved you ) My guess is that once Henley know that your estate guidelines require you to have some contrasting colour that they will let you render the pillars (Not that I could see why they wouldn't anyway- I guess it goes back to being a new range of houses-no-one is really sure because it's all new). Anyway, from what I have gathered from other peoples Henley builds, they'll pretty much do whatever is needed to meet estate guidelines. We are getting our front pillars rendered and Henley charged us $500 (so my guess is that they will probably charge you around the same amount too). I love the colour, we were looking at Espresso ..something.. but changed to this and I adore it, I've seen photos of full cabinets and think we will be very happy with this! So excited to be able to follow your house being built I've never seen the Iris plan before, as they didn't have that range out when we built with Henley. It's awesome! Compared to some of the others in that range it has a fantastically sized WIR, and I love the positioning of the minor bedrooms, particularly how Bed4 is tucked neatly away. Nice pick! Looking forward to seeing it all happen Edit: Ooo forgot to say- one thing I would highly, highly recommend is that on at least half of your WIR you get double rails. Depending on how short you are, 1m high for the first one and the other somewhere between 1.9 and 2m is good. I'm 1.65cm, this suits us perfectly and I have twice the hanging space. Just got of the phone with the sales consultant, apparently they have screwed up our provisional quotation and didn't allow for the raised height which is required as part of our estate. Therefore we have to pay an extra $2700!! Our estate guidelines said the garage must be between 4 and 6 metres from the front... Our house design had the garage tucked back 12m. We got all the way through signing contracts and everything before this was picked up just before scheduled site start. The builder had a copy of our design guidelines, but they "missed it." We had to pay to bring the garage forward; extra bricking required, changes to site costs etc etc. Was a hefty cost, but we had to pay it or else were told they couldn't build that house on that block for us. It was worth it in the end, if that helps! Or was it separate? I know we will probably have to pay it... and I'm resigned to the fact... just very annoyed about it since it's supposedly all "included"!!! I guess I should be lucky that they've picked it up now before we've signed the contracts, got finance approval, and before they've gone through for estate/council approval because I can just see that delaying stuff and being more costly. We've received the tender today, our admin left me a voicemail saying to call about a couple of things which I will do tomorrow, and I am going to sit down with our land contract/estate guidelines and make sure EVERYTHING is covered. The garage width in the DA submission from the builder was smaller than the minimum allowable under the Council's Control Plan. My builder sent me a Variation to increase the garage size. I questioned it, and after a few emails back and forward I got the builder to absorb the cost of the variation. I based my argument around the fact that the Builder is the one making the DA submission to council so they are the ones that need to ensure it meets Development Control Plan criteria. If your builder is advertising or claims that "all" or "every" estate criteria is included then I would certainly be questioning it. Good luck.
