Initially when looking for places to live-we were looking at warehouse conversions... doing the conversion ourselves. But- raw shells are hard to come by- or ridiculously expensive. I also quite like the art deco houses... so what we found was a happy medium. Kind of. Shops and dwellings all on one lot . I would have liked to have kept the original house and just built on top- but unfortunately the foundations could not take a second story.... or really anything else- the garage was on the way to collapsing. So, being in a heritage overlay area we had to keep the facade and build around it. Keeping the facade on its own has added at least $45k to the build. So.... yeah, it better look pretty. When it comes to doing up a heritage overlay house- you can not do an outside build/extension to match the era/style of the house. It needs to be a completely different style so people can tell that its not of that era. In terms of the original facade where the windows frames are all rotted- we have to replace them "like for like"... so we need to have timber frames there-where as the rest of the house will be aluminium frames. Theres A LOT of work involved. and I know it'll be amazing once its done.... its just... you know... getting it done. Husband apologises weekly because it was his dream and desire to design our family home... I just shrug my shoulders and just get on with it. I know all these delays and headaches are normal. and I know we won't be building our family home again. This is the home for at least 10 years. anyhow... just rambled on. The actual slab won't be poured until January I think. Its all these bulldust support things etc that need to be there first.
