Browse Forums Building A New House 1 Aug 14, 2010 10:13 am Hi everyone We are still traumatized by this fiasco but want to make sure you hear the good, the bad, and the ugly of home building. Our Independent Inspector put a Defect on our House at Final Inspection on Monday and Failed it outright. We've had lots of plain sailing throughout the process, a few months of hiccups, and then this explosion at the end. I've chosen not to write all the details in here because, really, its not a "comment" but a saga. You'll have to go to my blog if you are interested. Main point - BUDGET $1200 for an INDEPENDENT inspector that YOU PAY FOR. Tyrells are supposedly independent (EB have told us they found "exactly the same" issues as our inspector). Why on earth do they not give you a copy of their reports if they are independent??? How do you know what issues they've found. And more importantly, if your builder fixes the issues? Get ready for the ride if you're just starting out. So many moments to look forward to but also many things to keep a close eye on. If you're on here reading people's comments and learning how to handle everything, you're going to be more prepared for anything that comes your way. Please read as many blogs and comments along the way as you can.. it may save you from some bumps along the way. Anyone out there whose house failed Final Inspection? Any comments and advise on how to handle this would be appreciated. We feel left out in the cold right now. Is it restricted to woodwork, or do they have to redo the walls too? Unfortunately Lex, it's ALL the paint in the interior and exterior that needs to be fixed. Why there's no process to pick up such an obvious issue before Final Inspection astounds me. As you can see from my blog, the roof insulation was left unfinished too. Now we're wondering about the wall insulation and sound proofing we paid extra for. Wonder how many new homes have the same issues that have not been picked up? We paid $5K for BASIX compliance including insulation (if I remember correctly). Not many people would check the roof cavity. I have had the unfortunate experience of being ignored by my land developers so I will definitely not hold back when it comes to the house. Reading your blog gave me some things to look out for especially getting the torch while looking at the paintwork, genius idea! We asked for and got a copy of the inspection they did on our place after the bricking was finished. Even if they say you can't have a copy, push them for it, especially in light of the problems your inspector picked up Re: My Eden Brae home just failed Final Inspection 14Aug 16, 2010 11:32 am Hi everyone Still no correspondence from Eden Brae so we are left thumb twiddling. I requested via email a copy of the Tyrells report last Tuesday and this, as well as my other requests, have been ignored. We sent another email this morning requesting the Construction Manager go on site and check whether the Painters are doing a better job this time. They've had 5 working days to fix the issues so if they're making it worse, obviously he needs to stop them immediately and get new Painters in. Our independent inspector believes that the Painters have no idea what they're doing so getting them to fix their own mistakes is unlikely to resolve anything. Will keep you posted on how they handle this. We're sending everything via email for obvious reasons. Any advice from you all would be much appreciated! If someone from the Builder's office calls you, ask them to confirm your discussion in writing. 2] Request that your house be cleaned before inspections. With all the dust and dirt around, many defects can be concealed. 3] Request that your house be cleaned before paint work begins. At the very least vacuumed. 4] Use a torch and a mirror to inspect your property. There are too many corners and spots that do not receive direct sunlight so make sure you have the right tools to find out if they've cut corners. After hearing from Howard that he's just inspected another EB property with a perfect paint job another lesson is learned.. your house finishes depend entirely on the skills of the tradesmen working in there. If you start noticing ******* work, email a request to your Site Supervisor for an onsite meeting to discuss immediately. Although, from our experience, you may not get an honest answer from them. They may try to bluff their way out of fixing the mess. Get your own Independent Inspector to play Bad Cop. You pay $1000 above contract price for that, but it's peace of mind... It sounds as though it was mainly paint, and as the OP commented further it's all up to the tradies contracted by EB to carry out a quality job. It would also be interesting where he build was, that also influences tradies in that area. Hopefully since the OP got the inspection, EB don't use these tradies again. Mistakes do happen but it's how they're rectified that matters. It's truly disappointing when you get treated poorly when you're simply making a fair request. I built with EB back on 2009.
