But the thing is, the prices quoted on project homes is so unclear, not including site and other costs and seems to vary between builders to what is included, so trying to figure out how much it would cost is driving us mad! I'd love to hear of anyone's experiences with any of the big project home builders in NSW - AV Jennings/Rawson/AllCastle - these are also one's I know do narrow blocks so of interest to us as the suburb we'd buy in tends to have narrow lots. I wish there was an easy way of knowing approximately how much to add to their advertised costs? We spoke to someone at EdenBrae once and seemed we should add about 80-100k to their advertised costs. This means we should be able to get a double storey house for less than 300, BUT anyone we talk to about building our own seem to think the minimum spend would be 400k. So we're confused!! We don't need the latest / best fittings etc, we just want a nice comfortable family home Also, is 18 months a reasonable timeframe to expect to get the whole thing completed? Thanks! $100 - $130K on top of an Eden Brae home is about right for decent fittings etc. None of them give you an upfront cost of course until you've put a deposit down and had your Selections Appointment etc. We've built a large single storey 5 bed home with EB for $270K. Our neighbours have built a double storey with M******n for $340K I think they said. None of it includes landscaping so budget about $50K for retaining walls etc. We also are doing our own flooring so budget $20K for that. PM me if you want more details. We've just had a terrible drama with Eden Brae - our house failed final inspection and their Customer Service has been worse than atrocious in dealing with it all. There are so many lessons I've learned along the way. Read LOTS of blogs and the comments in here (homeone forum) are so helpful.. you'll get a clearer understanding with what goes into building a house. Also what to be careful of. Best of luck! We did a KDRB in Melbourne last year and it is no where near completed in 18 months (although the actual demo and rebuild took 1 year). Some people can do it, but we certainly haven't been able to...busy lives got in the way!! A lot of the costs depend on what is included in your package, and what extras you want to include. Here is a rough breakdown of what we spent that was NOT included in the base price of the house ( price was roughly $250K for our double) Demo (including tree and asbestos removal) - $10K Power pit - $750 Asset protection - $170 (plus bond of $1800 which was returned) Temp Fence for demo - $350 House 'extras' (ranged from door upgrades to Caesarstone) - $70K Then there are all the things that the builder often doesn't include: Flooring - $25K Window treatments (plantation shutters in my case) - $10K Driveway and paths (still to do..) - About $10K Front brick fence (still to do) - About $12K Decking to Alfresco (saved money and did ourselves) - $2.5K Then there is: Landscaping, retaining walls if wanted and not required in construction, letter box, clothesline, renewel of boundary fences, light fittings inside and out, wardrobe fittings if wanting something different to standard, and the list goes on! Now you have a beautiful new house...you'll want all new furniture to go with it!! There may be other hidden costs with the Council if you need to apply for special dispensation depending on your house design/area, and also there may be extra costs for BASIX (does not apply in Melbourne). If you get a base price for the house you like...double it and you 'may' be safe! Just prepare to open your wallet and hand out piles of money...constantly!! If you don't want to spend too much money on upgrades with the builder, then you'll need to think carefully about what you can do after handover yourselves, and what may be cheaper (and more convenient) to do during construction. Electrical upgrades play a big part, especially if you have a double storey. It's much harder to add lights and powerpoints to the ground floor once it's finished.
