Of course that is subject to change , the bank is running behind with progress payments as my usual girl has been sick, and they didnt have someone replace her work until recently.....and the house still needs a few finish off's! We will build with them again (are we crazy even thinking of that yet!), and will recommend them to other people.
If we didnt have christmas in the way we would have been in not long after 12 weeks from start to finsh, but the holidays and wet weather has just put us back a little longer. Once you done your landscaping and received occupation certificate from your council, may be it's time to get some real estate agent to give you a quote! I read in the other post about someone built with Eden Brae sold their house 6 months after moved in because they are already making more than $100k tax free and they wouldn't mind doing that every 2 years! I guess you could do something similar if you want to! $100K tax free every 2 years, not bad under such high interest rate.... Re: Our House! Progress shots! Thats totally what we are thinking of, we cant "save" that type of money in that space of time. You need to be in the house for a minimum of 12 months OR YOU WILL BE SUBJECT TO CAPITAL GAINS TAX (30%).
Sorry to shout but this is critically important. You may get away with it if you just don't tell the tax office but if they catch up with you, they can and will do you over. For peace of mind, stay for the year - it will give you more time to do some extras. Be wary of the current market aswell (intrest rates going up). Having said that this is effectivly what we have been doing although it was not by design. Each time we get a slightly better house and more of a deposit. One day we may even own our home outright but for now we are going to stay put so the kids can go to school and while the housing market is looking too risky to me. If there is a downturn, I hope to pick up a couple of blocks for later. Re: Our House! Progress shots! If the property is my main and only resident shouldn't it be tax free?? Any advice on a builder in NSW who is demanding an extra 22000k after the house is completed and contract paid in full .Standard HIA contract. Never received a variation.… 0 20515 8 6138 5 6813 |
