Browse Forums Building A New House 1 Aug 10, 2010 9:40 am Hey guys! My partner and I bought land on Sunday! SO now we have plans to look at and settle before december (when titles are due) My question is. CAN we swap the two front rooms of the house (Garage, on the left, with a zero lot wall) with the media, (on the right, next to 3.5 - 4 meters strip down the side) If we can have the Media on the left, as Zero Lot, and the garage on the right, we would be able to have almost a 3rd drive way down the back. However, I've only ever really seen zero lot walls on garages. Thanks for any help! viewtopic.php?f=31&t=46664 Building in Baldivis, Western Australia. First home, with Impressions. Would love it if you were to stop by some time! Re: Question regarding Zero-Lot Walls (Have to be garage?) 2Aug 10, 2010 12:22 pm Hmm, interesting question. I know that zero-boundary walls can't have windows in them, and that a habitable room (your media room) needs to have some form of natural light into it (so either you have no doors, or you have a vented skylight installed). Also would probably depend on what your builder agreed to. Re: Question regarding Zero-Lot Walls (Have to be garage?) 3Aug 10, 2010 1:00 pm Depends on your council and which state your in, for instance in vic rescode and our local planning only garage walls that are parallel to the boundary are allowed to be within 1m as per the standard planning rules, All other habitable rooms must be at least 1.0m from the boundary. We had to pay extra to have zero lots as they said it's harder to build, never know why, but yes, anyway, as we have zero lots on our master bedroom i dont see it's a problem for your swap it over. hope this helped then again, each shire has different regs... good luck:) Re: Question regarding Zero-Lot Walls (Have to be garage?) 5Aug 10, 2010 4:26 pm I used to live in a townhouse in Balwyn with zero-lot walls all along both sides. Garage was one side. On the lounge/dining/family side, at the top of the wall, it slanted inwards and became a skylight/window at a 45 deg. angle to walls and ceiling. Status: sold our first house, moved in with parents, bought our second in Pakenham, still planning to build in a few years time. Re: Question regarding Zero-Lot Walls (Have to be garage?) 6Aug 10, 2010 10:31 pm Also forgot to mention earlier, you can always apply for an amendment from council to approve plans that don't meet the base standard, but usually they'd only be granted on the basis of very small frontages, or strict limitations in the positioning of the building that no other alternative was available, ie due to multiple or oddly placed easements. But yeah check with your local council planning dept as to exactly what requirements you come under.
