Be interested to hear what other people have done and whether too much of a risk to wait and see. we figure the builder wouldn't offer fixed without already putting in some buffer to cover themselves so are leaning toward waiting to see how much they actually cost and hopefully saving a couple of grand. They are unwilling to provide us with a breakdown of the $16k and being a brand new estate there is little to compare to and land is yet to be sub divided and soil tests carried out on our particular release is this naive of us to wait and see and would you gamble? The only way to lower the risk and make an educated decision is with a soil test. They wont be able to provide a breakdown of the $16k (ie. $x for slab) however they should be able to provide an indication of whats included in the $16k. Things like: * Slab upgrades * Piering * Retaining walls * All rock removal etc.etc. Also ask if it includes: * Temporary Fencing * Extra drains (ie. if your lot is lower than the street, theres another $1k for a drain for future driveway drain) * All weather access * Cross-over protection * Anything else that you will need to pay if you dont go with the fixed site cost option Read this thread to get an idea of what others have paid for site costs: viewtopic.php?f=31&t=9017 Im risk adverse so would probably lean towards fixed cost option. I would be more comfortable knowing that site costs are covered, even if it costs slightly more than what I "need" to pay. Ask yourself, what if our sites a cracker and we have $50k worth of site costs, what would you do? A sh*t load of rock came out during construction of the estate. I think my site costs were around 12K after soil tests. Theres this joint three houses down from mine. It pulled out 4 tip trucks of rocks. I was actually looking at that block as it was flatter but on a T inter section so didnt want headlight in the bedroom all the time Thanks Simon, I guess I'm no concerned with the volume of the noise rather that dead and hollow sound and feel that is associated with floating floors.
