Browse Forums Building A New House 1 Aug 06, 2010 12:34 am I thought it was about time to introduce myself instead of just stalking all of the new home building threads. We are building our 2nd home in Heritage Springs, Pakenham. It's the Huntley 310 - with modifications - by Ch3vi0t Homes. So far, we don't have much to show. We have had some issues with the valuation of our block. It came in $75,000 less than what we paid!!! The valuer didn't do too much research into the estate me thinks!! We told him if he could find us a block of the same size for that price, then we would happily purchase that one instead! Needless to say, there weren't any around. We've therefore had to change banks and are now going with a broker who has worked out another way to purchase our block without having to worry about the valuation dramas at present. The block is 964m2, flat and opposite parkland. We LOVE it and can't wait to start building. Here is the original floor plan. When I get the scanner out, I will be able to add a pic of our modified plan. We are still waiting to get our soil report and proper plans back. Hopefully it won't be too much longer. We have made the lounge/dining smaller and closed in the walkthrough section to the meals area to add a walk in pantry and a storage room. Also moved the sliding door to the back bedrooms closer to the kitchen, removed the original pantry, changed the doors to the rumpus room to open into the family room, removed the spa and changed our ensuite around and made the WIR bigger. I'm looking forward to sharing the highs and lows of building with you all! We are in Stage 22, I think. We have only just purchased the block as the original owners had a change of circumstance and had to sell it. I went out today and took some photos of the block and the view from the front of our house. We are looking at a charcoal Colourbond roof, wood stain windows, double front doors and roller door. The bricks we have to use are Austral. I was hoping to use the Elements Zinc and did a drive by today to see what it looks like. I think it will cost too much for the whole house and was thinking of maybe just doing the front and finding a brick that compliments it for the rest of the house. No idea which colour though! Any thoughts or ideas are most welcome. Here is a pic of a house using those bricks that I found today. IMHO I think the house looks bland and the house has no character except being a nice brick colour. I think they have used papebark for their windows with a very very plain facade. These bricks do look exceptional and I know from experience they are quite expensive. In some way I wish we had of used Vic Blue for the whole house and the accent points of the facade left as is. Sometimes I love what we have done for the remainder of the house-other times I hate it. I really don't know. Maybe next time though we may definitely decide to build a house using majority dark bricks. I really do think most of the dark ranges look stunning. I also found a brick though that I love in our estate (it's a brown looking brick with what I call cigarette burns on them) and I actually love the look of the brick. At the time of choosing bricks I remember looking at something similar to these and hated them. Very quick and easy process. Should have done it this way before. Now to let Cheviot know and pay the land deposit then we are on our way! Many times in tears over it too during the build wondering what the heck we had done and maybe had tried to hard to get a "different" look. I think because it's ours you don't tend to love it as much as something you don't have. I look at other facades and to be honest really like some of the more "traditional" styles but at the time it's not what we wanted and if we built again today I think we'd do something very similar again. I haven't updated for a while so thought I should get cracking! We are now the proud owners of a block of land. We went and worked out some more inclusions / changes and have now submitted the paperwork to have the contracts drawn up. We were told that we may even be building in the next 5 weeks, and that was 2 weeks ago! Very excited. We also got our site costs back and they were under what we expected, so more excitement!! I looked on your blog to see what your house looks like and you've done a fantastic job. Are you going to add any finished pictures of the front of your house? I would love to see it all finished and with the bricks cleaned up. We aren't using render either and I haven't seen any other houses like ours without the render on the front. I was trying to find out what we can do in regards to fencing the rest of the side of the house. There are some strange restrictions (apparently from VicRoads) about what sort of fence we can have to go right to the corner. Have you had any thoughts about yours? How much has been done on your house? We were given a brick list (a bit early, I know ) so went off to Austral to have a look, then did a few drive-bys. We've narrowed it down to 3 colours at the moment, though it is soooo hard to choose when you haven't seen them all with the different types of mortar. I will just have to do the best I can! Hi khjat, we won't have any real movement on our home until December (unless we get lucky ) I wasn't aware of any fencing restrictions on corner blocks, at the moment we have a fence that has been cut down at the point where the estate cut it to (can't even remember if it goes all the way down but I don't think it does. Our next door neighbours are building a Cheviot home as well, they had movement on their block last week. Soooo much happening on the home front I haven't really had time to post anything. A lot has been happening at our block too, which is much more exciting! We are up to adding the roof already (which has been delivered) and the guttering etc is already up. I know the builder wanted to at least get the roof finished before christmas so he seems to be sticking to his plan, which is great! Here are some pics for you all. Enjoy!
