It would end up over 50 squares plus garages. I'm just wondering if at this point I should talk to an architect? Building on acerage so have options, but this particular house was a good size and had the rooms all in the right places. I just wonder if thats too much to pay for a mass produced house........ Depends on your inclusions I suppose. Also don't get too caught up on that it is a "mass produced" house. Every house is different because you will choose / rearrange / select different things to the next person who builds one. Also unless you are building exactly the same home as next door / across the street / down the road - then nobody will even know. Some things are worth waiting for. As a general rule an architect designed and built house will cost $2000 per sqaure metre ++. For your case, a 50 sqaure home is approx 465 sqaure metres...so you would be looking over the $900k mark. Again, as a general guide you can assume the following. The ranges depect the actual final finish: Project house/major builder: $600 to $1500 per square metre Small builder or draftsman designed: $1000 to $2000 per sqaure metre Architect designed and built: $2000 +++ I hope that helps, hills_builder Re: quote for off the plan at $480k.... time for architect? 7Aug 05, 2010 4:24 pm For a small custom built, home designed (by housing designer) we are paying around $1800 per square metre for quality inclusions, so for a 50sq home you would be looking at a lot more than $450k. Price has gone up to $620k That does include an additional 4 car garage (original price included two double garages), and $50k for additional house rendering. (added some other small stuff like panel doors, extra showerhead, carpet, upgraded tiles in 3 bathrooms, a few extra windows, flyscreens) A lot of items that were specified were all site cost related, and I don't know if I'm being ripped off or not. They also have an allowance for bushfire costs, but haven't actually checked what rating we would be. (difference from BAL29 to BAL40 is $20k) This just seems too much to spend with a generic builder and I'm scared that if I go ahead, I won't get the quality and result that a $650k house should have. (I can afford to spend that much if needed, but just don't know.......) The layout of the house is great though - balcony at the front of the house, and we added one to the back, which is where the views are. But there are some things I would have liked to do, but got the "we don't do that" response. I have put a planning permit in, based on this house. Making changes now would be a real pain, and I don't want to rock the boat with the council. But we didn't think the tender would add more than $140k to the house price. Have a meeting with H on Thursday, but I'd like to get your opinions...... The facades (even unrendered) and other costs of being off town water\sewer. There's always M3tr1c0n to look at as well. We were originally going for a custom build but at $470k for a single story 350m2 house we realised we would have better value (and a nicer looking house as the builder was quite plain) with a project builder house. I imagine going full architect would be even more costly again. Something to keep in mind is that it will be cheaper to do things after the build. Just make sure they are things that can be done like carpets, render and light fittings. You'll still need to the cablings and strucutural elements in place during the build. H (and any builder for that matter) charge a good premium on the fittings so keep that in mind when looking at prices. Hope this helps you out. So this would include your garage and Alfresco but not necessarily the verandah which is usually a seperate section of roof. (Of course I am biased) If you are making this many changes, then its going to work out about the same, but you'll most likely get a better quality home or at the very least, the perfectly designed homes for you. In my job i've seen plans from $980m2 to $1600m2. The $980 option is obviously a low set with only a small amount of site work, etc and the $1600m2 option is 2 levels, floor system, T&G floors, euro appliances, etc. This is all designed and constructed. In Steel. 6 Star Energy, etc. Im sure there is a builder in your area that could do the same. But the biggest benifit of a design and construct builder is that if you want to move a wall or change something.. It costs $0 extra for the design to be changed. Unless of course you decide to make a change once its under construction. I have had a few clients who I've made from 3 to 7 COMPLETELY different designs for. All before we sign a Prelim... So if you choose the right Design Builder, you can really get what you want without paying through the nose for it... Oh and in regards to BAL's.... sounds about right... Level 40 is a horrible rating... but $20k sounds about right. All advice given in the above post is purely an opinion, and should always be checked with the appropriate official department of council or law. Your build is relatively simple, I believe your job can be easily done by a good building designer, you really do not need to pay for the architect.
