Browse Forums Building A New House 1 Aug 04, 2010 4:00 pm Hi Everyone, my wife & I are planning to build the Hartley 361 in Lyndhurst with Dennis Family homes. We got our house estimate back in March, paid the deposit then too, soil tested all done, land titled in our names start of July and we are still waiting for our building contract and our color selection appointment. Feels like we have been waiting forever, the bank is ready to go, but we cannot seem to get hold of our building contract. I have rang/emailed numerous times & been given the run around. Surely it doesn't take 3-4 months to do the contract does it? What are other peoples experiences in getting their building contract? Are Dennis just slow? Then within a week of colour selections, we had received variations that we needed to sign. Building contracts was probably the one thing that we didn't seem to have to wait for. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: Building Hartley by Dennis Family Homes 3Aug 04, 2010 4:39 pm We are planning to build with Dennis Family (Hartley 321) and have been told to expect upto 3 months for the contracts....should get our land finalised in a month or two, then will find out how long it really takes i guess. We were told they were slow with doing the contracts, but I think maybe it is time you went back to your sales person and ask them to find out what is going on. Also get them to send off for a colour appt, because you will find they don't do much till after that is done. Once you see the contract you then need to go through it to change and add extras. It then goes off to add the changes/modifications. We are at this stage now. Our land didn't title till mid June. We should be ready to start building in the next 3-4 weeks. It is a long process but you will get there. Most who build with them on H1 are pleased with their work. A balanced diet is chocolate in both hands. Hopefully we can get our colour appointment soon and the building contract before or after. It's annoying when they don't contact you for ages or hear anything from them. I contacted them 3 weeks ago about appointment and contract and they said it should be two weeks when they find out! of waiting. Have you made any changes to plan? We've enlarged the ensuite and added a double SPA, added doors to games room, study, hallway from Kitchen and also added corner less doors to Alfresco. I now wish we had moved the Laundry next to garage, only thought about it after slab was down. We got our initial contract on time to meet the deadline for FHOG, however getting the final variations etc took ages. There was also lots of mistakes made by DFH so make sure you triple check every document they send you. We're now at lock up stage, plasterboard starts next week. We have made many changes to the plan that include: -Extend the garage to approx 7m wide with rear roller door (for backyard access) -Extend the 1st WIR in line with front of house -Turned the 2nd WIR to face hallway to use as a storage cupboard. -Made the Living room into a 5th bedroom (wall & doors) -Extended the Games room back 1.2m to use as dedicated Home theater and added wall/doors -Raised floor with steps to rear of home theater -Sliding door between kitchen and play room, and sliding door to study -Doors to the en-suite -Extend Kitchen bench against wall 40cm (includes caesarstone bench, cupboards & splash-back) -Extra overhead cupboards in Laundry -Extra manhole access in garage -Extra power points: external & internal We have gone with the Provincial facade that has a nice veranda also. We've gone with the Boulevard facade, we loved the Provincial facade but in the end it came down to the extra $$$$$ Our games room will also be used as H/T - walls/double doors installed, just need to save up to buy the equipment! I would love to know how the both of you have designed to add doors to this area. Photos would be great! We signed the initial documentation in January and didn't get the contract until April then had to wait until June for the Colour Consult. Other than that though they have been excellent. We too have put doors on the games room and the ensuite and changed the WIR2 to a WIL. You can see our plans on our thread. Have signed our contract, full approval from the bank, and just returned our last variation form back, so hopefully not long now before we get something happening on our block. They did go to install our water meter last week but because builders/people had dumped rubbish at the front of our block, they couldn't install it! I have since cleaned up rubbish a trailer & half later.
