Browse Forums Building A New House 1 Aug 04, 2010 1:44 pm Hi All, OK, so I'm faced with three choices in relation to Ceiling Height with my new build: 1) 2400mm standard (no cost) option. Cheapest, but the lowest height. 2) 2550mm upgrade option. +$2500.00. Moderate cost, moderate height increase. 3) 2700mm upgrade option. +$4500.00. Higher cost, higher height increase. I'm leaning towards the 2550 as a midway option. Does height really change the feel of a building that much? I'm building a relatively small house, but still want it to feel open and spacious inside (light colours etc). What are your opinions on ceiling height? Should I stick with standard 2400? I think it makes a huge difference. and it's something you can't change later. Just my humble opinion though. we got 3m ceilings and every day (well nearly) I think how lovely it is. makes the rooms appear bigger too. Re: Ceiling Height - Opinions? 3Aug 04, 2010 1:53 pm I'm getting a comprimise - high ceilings throughout the living areas and keep the bedrooms etc as standard height. I'd suggest the same for you as well. The high ceilings make a noticable difference IMO and I'm building a smaller house also. Re: Ceiling Height - Opinions? 4Aug 04, 2010 1:54 pm Go the 2700. We did and I am so happy every single day. The differece between the 2550 and 2700 is quite noticable. You'll be glad you did it. I leave you to fend for yourself, figure things out yourself. Go the highest I reckon, I don't think it is something you would regret. I know it adds to the cost but I would much rather have high ceilings than, say, a glass splashback. I simply couldn't justify the extra $2,000 for the highest ceiling level seeing as my house is not that large (about 22 squares) and therefore is a relatively cheap house in general. I'm currently in the last few weeks of construction and am really happy I went for the extra height; it does give much more of an "airy" feel to the place but I'm also happy to have the extra $2,000 to spend on all my other expenses (like the external concreting I had to pay for today at $3,000!). So, after that long winded spiel, if I were you I'd go for the highest ceiling level you can afford Good luck Re: Ceiling Height - Opinions? 12Aug 04, 2010 3:41 pm We went with 2590 ceilings, whilst the display was 2740 any of the standard doors looked out of proportion with the increase in plaster above them. For us at least we paid an extra 2k ish to go from 2440 to 2590, and it was about the same again to go to 2740 , however to increase the doors it was an addition 150-200odd per door/frame and more for the cavity sliders so it would be in proportion. So for us we decided it wasn't worth the extra 3.5-4k all told to go up another 15cm. 2590 still gives a nice impression of height, but doesn't add as quite much extra air space to heat in winter and still looks good with standard height doors. Best advice I can offer is go visit some displays, most will either be 2590 or 2740 from what we saw at least, see what gives you the best feel. The extra $4.5k outlay now will add another $10k+ to your home's value. If money is really a concern right now then sacrifice something else that you will be able to upgrade in the future. You won't have the option to raise the height of your ceiling later on! Have you had a look at display homes with 2.4, 2.55 and 2.7 ceilings back to back? To me 2.7 ceilings make a world of difference and are well worth the extra cost. I'm building a small house too and it feels 100x better than the display which had 2.4 ceilings. My longest open span is about 8m and 2.55m ceilings wouldn't have cut it. Re: Ceiling Height - Opinions? 17Aug 04, 2010 5:00 pm We too raised our height to 2700 in the entry & then just under 3m in the rest of the house & also upgraded all of the doors (except wardrobe doors) to the taller doors. IMO it is definately worth the extra $$ as it is something that gives a bigger feel - especially for a smaller house & you can't do it later on... Personally i think its a waste. My grand parents have high ceilings and i've grown up with standard height and i've never even considered it until i started building. My partner has high ceilings in her living area and standard in the rest of the house and it prob 'feels' abit more spacious but also looses abit of the 'cosiness' at the same time. However, the compromise was that they would add the extra step (for the stairs) to the bottom, taking that lowest step inside the hallway and intruding into free-flowing hallway! They wouldn't budge and increase the stair height by adding only 1cm to each tread and we couldn't bear the thought of having to be wary all the time and stumbling on that "outdented" step! So we have normal ceilings and couldn't be happier. We actually prefer them, the room is cosier IMO. Also easier to heat and cool. When we were looking at display homes, we couldn't even say the difference (would need to look at window positioning etc) So, for us, it wasn't really worth it. However2, if you are very tall people , I would probably go for the medium size. My signature is distracting people from my wise posts ...
