We are building our second home through Statesman homes, we have just settled on our land and are in the middle of the colour selections process, as well as re-designing our kitchen. We are building the Clarendon, which we have modified here and there, here is a pic of the floor plan, I'd be interested to hear your thoughts. Your house is huge. Whereabouts are you building (if you don't mind me asking)? When are they expecting to start? I'll look forward to following your build. Good luck with it. I'm building the Tusmore with Statesman. I found the pre-construction phase very long and drawn out. We were released to construction on 23/7 and since then they have started digging trenches, and they say they will be pouring our slab on Saturday. It appears that they will build reasonably quickly. Based on what I've seen so far, and the speed of other peoples builds on here. Communication prior to construction wasn't great, but since being released to construction, they have advised us of what they are doing. They may not continue to keep us informed, but so far so good. We to are finding the pre construction phase a bit drawn out - we seemed to have to do alot of chasing ourselves, as it turned out our sales consultant left the company, so we were a bit unsure on who to speak to etc. Not to sure as to when we will be breaking ground as we are still finalising our selections, and we have just redesigned the kitchen, so a new set of masterplans will need to be drawn up again, so that will slow things down a bit - but we would rather get it right now. Had a look at your thread, realy like what you did combining the study and br3, a good move I think. What did you think about the selections centre / pricing? Re: Statesman Homes - The Clarendon 4Aug 02, 2010 5:44 pm I found with them, you need to push them and keep on them. We would send emails and not get replies. Eventually we sent a letter to the manager and outlined the issues we were having, and from then on, every email we sent, they replied to. As for their selection centre, I thought it was good that everything was in the one place, and we didn't have to go to a whole heap of places to make our selections. But I didn't think their range was all that great. We went there once before our actual appointment, and struggled to find somethings cos it was a little all over the place. As for their prices, some things were cheaper than I expected, and other things were really expensive. We didn't upgrade too much. We think our Colour consultant got a little annoyed at us for not making all decisions prior to the appointment and for making changes to the kitchen (cabinetary), but our sales consultant told us that selections is the time where you make any changes to cabinetary not during the initial design stage, but the end result will be worth it i'm sure. And definately pictures. Our colour consultant got annoyed because we weren't prepared to give her an answer straight away on some things. Suggested that we would delay the whole build if she didn't have an instantaneous answer. I think you every right to change your kitchen if that's what you want. We have now asked statesman homes to place a hold on all of our work until further notice! Reason, they want to charge us another $250 for a site redraw because they placed the Septic tank under the driveway and the council will not allow this – so why they placed it there in the first place is beyond me. We have also purchased our own kitchen appliances - after checking with them that this would be ok, and it was, our dishwasher apparently requires the kitchen benches to be raised to 955 mm ( in lieu of the standard 900mm) and our ovens maximum height is 912mm. Well I asked Statesman what we can do about solving this problem and their only response was you have to decide what you want - your oven or your dishwasher - but decide quickly because they will charge us another $500 for another redraw - this is after we have allowed them to slug us a $500 redraw to redesign the kitchen - it’s just ridiculous, it seems we have to keep making sacrifices and paying extra just so their job is made easier! Does anybody know if the building agreement with Statesman Homes is a binding building contract, or is it just that - an agreement? as we are at the stage of dropping them altogether! Rather annoyed at the moment! Re: Statesman Homes - The Clarendon 10Aug 03, 2010 8:46 pm Claredon - we got charged $650 to lower our kitchen bench. When they put the kitchen window in we realised it would be to high. I rang the kitchen company, they hadn't even started cutting our bench yet, and they said a variation fee was $90. But Hickies charged us $500 to change the 'contract' and $150 to cover the kitchen companies fee! Even though I knew the kitchen company was only charging them $90! If you signed the 'contract' at your colour selections appointment that's it, they have you now. Have you paid your deposit already? because you won't get it back. I was going to say, if you are having a redraw anyway, see if you cant straighten out the doors for bed3 and bed 2, I think Topaz did it in her plan. Here is the latest, We are all systems go - Woot! After a lengthy and and rather stern email to the people at Statesmans we have have had some success. They came to the party and have agreed to design the kitchen around our appliances we have purchased, and have dropped the charge regarding the septic tank relocation. So we are alot happpier now that we have had some positive results. We have also finished our selections appointment and are happy with the choices we have made, will post them up if anyone is interested. We have also received our preliminay council approval as well, so things are realy starting to look good. Cant wait to post some pics once the build has started. We are about to sign with them and build the Dutton, any feed back would be great. We have a house on our 10 acre block that we are going to keep and live in so time delays are not really a problem for us. I am more interested in the end result and the pricing, P.C items not going up in price during build etc. Also how did you go with the skirtings in regards to doing your own tiles, did you pull them out or tile under or have Statesman leave them out?
