Have been reading a few threads on this forum. Just after peoples opinions and looking for advice. This is our first time building a house so we're still learning all the processes, etc. We've bought land (12.5 width) in the Somerfield estate in Keysborough and are looking to build with Rivergum Constructions. We have our eyes on a design we liked which have been modified. Base price is $157,000 but after all the modifications it comes to just a tad over $179,000. I will list some of the modifications/additions in the price: - Temporary fencing: $1335 - Drafting fee: $1650 - Modern facade: $2300 - Brickwork above all window and door openings: $2741 - Boral Striata "Colour On" Roof Tiles (developers requirements): $1810 - Remote control to panel lift garage door: $625 - 600mm eaves (this will only be applied to the front facade and part side of living due to developers requirements): $1050 - 2700mm high ceilings: $3496 - 17x downlights: $1462 No dishwasher installed and cupboards will be installed to cover the area up and was quoted at $490 (which I think is ridiculous). Can we please have peoples opinions on the pricing of the items listed above? *Site costs have not yet been included* Edit: Forgot to mention that pricing excludes tiles, carpets, driveway and landscaping of front yard. As this is our first time building a house we don't really know what to expect and hope to learn more from this forum. In fact both your temp fencing and your facade upgrade were cheaper than mine. If you can get away with only adding around 20k to the base price, you are doing well. There's a thread on that estate floating around in here somewhere, you might be able to get a ballpark idea of your site costs in there. Fair bit of pages though, something to keep me occupied with Re: Building home 5Aug 03, 2010 10:21 pm Mine's 21 squares & came in around $188,000 with most of the bells & whistles (incl CS benches, glass splashback, driveway & path to front door & carpet, tiles & wood for floor coverings plus some other bits & pieces incl eaves all the way round) We already paid for somfy motors for the blinds. The quote above was purely for “pre-wiring” so the blinds company can install the motors and blinds.
