Browse Forums Building A New House 1 Jul 27, 2010 9:32 pm Hi everyone, Went & got a quote on a house we love with a big builder. Base price was 270k with a few extras our first quote came to 360k! Is this normal? We got as extras ext garage & alfresco, extra cupboards in kitchen, floating floor these were the big things! Any advice woukd be great. I was planning on wiring with a 350k budget. Re: House quote 2Jul 27, 2010 9:49 pm Yes, its normal. Our base house was $194k and our contract price was just over $250k. Almost everything is an upgrade, and you can bet the price will go up some more from your 'quote' until you reach the contract price Re: House quote 3Jul 27, 2010 10:01 pm Ouch!!! I think I'll be cutting back on some things big time. Opinions appreciated on the following? My hubby & I are confused on one major thing! The house we love comes in 2 sizes. 35sqs base price of 260 or 42 for 276k! He thinks for 16k we should go bigger! Floating floors I really wanted but for 10k quote ahhhh maybe just get standard tiles! Quite hard to decide do I get what I really want and go over budget ahhhh or compromise on some things. Like no upgrading staircase, no panel doors, etc. Very confused.... Re: House quote 4Jul 27, 2010 10:04 pm sound about right. Take out things like carpeting and floor tiling, you can get other tradespeople to put these in after handover for much less then the builder will charge. Base price on our place was $186k after the extras and foundations final cost was around $240k Re: House quote 5Jul 28, 2010 10:12 am We are doing just about everything you can possibly do independent of the builder after handover. All flooring except wet areas, AC, landscaping, fencing, retaining walls, blinds, any painting beyond the one colour allowed, cementing for driveway and alfresco, and built in shelving in wardrobes. This helps keep costs down but still all the little things add up to big money by the time you get to contract. Our base price was $194k... but then upgrading floor tiles, adding tiles to extra areas, timber windows on facade, adding fly screens, increased roof pitch, adding eaves, site costs, heating/cooling, different layout in kitchen, insulation to all internal walls, upgrading bricks from base category... it all adds up... cost us $270k in the end... hey there! 😊 so, it’s kinda common for standard drawer depths to be around 500mm since most cabinets use this size to fit the usual runners… 3 20855 I was being kind to the builder. With the amount charged for the upgrade the builder is probably charging closer to 100% margin. There are a few variables as I… 5 14272 I had 28m2 of engineered pavers laid six months back and it was difficult to find someone not taking the pi$$. Internet suggested it should be $85-100/m2 to lay them.… 3 12325 |
