Re: ALKIRA Homes 63Nov 13, 2014 11:17 am hiya everyone.. we haven't gotten to the selections yet and the final costings, but i was reading through the contract and it says about 20% builders margin on listed provisional items.. what does that mean..do i have to pay 20% + retail of the tile that i would like Alkira homes - Elyse15 Re: ALKIRA Homes 64Nov 13, 2014 1:15 pm raina, that's sort-of generally correct for most things, however I'm not entirely sure it's correct for tiles. We got a quote from Beautiful Tiles, and that amount was the amount we paid Alkira. You also can't get your tiles from anywhere except the supplier Alkira puts you in touch with (I say that because you never really know what price Alkira are paying to the tile place ... eg. if they have negotiated a 25% discount, then you'll be paying Alkira exactly RRP if they charge 20% on top). Original_convention, Have gone through your blog and looks like your build is progressing on very well. Have you got a void in your family area compared to the standard Elyse. I will be putting up another final post with photos in a week or two as we will be moving in just over 2 weeks! Re: ALKIRA Homes 71Nov 29, 2014 11:53 pm took me awhile searching to revive this thread.. not that I want to but ... i happen to come across another Alkira build this time it is somewhere between Eastwood and West Ryde, corner block which looked quite challenging to build didn't get a chance to stop and look at which one they were building ... bricks and roof complete, scaffolding still up. anyone here who will lay claim to this one? This sounds like ours, quite a steep block at the front then levels out at the back. Eaves and gutters installed and painted this past week along with the top half of bricks being cleaned. Scaffolding is scheduled to come down this week. Re: ALKIRA Homes 73Nov 30, 2014 9:47 pm hi Kach I'm pretty sure this one wouldn't be in the Hornsby council coverage area ... It "was" pretty steep from the front of the house .. as it is on the high side it is looking across West Ryde towards Sydney Olympic Park Re: ALKIRA Homes 75Dec 02, 2014 2:30 pm I had looked on google maps trying to remember where I drove and it should be roughly denistone east / eastwood area. Not sure which council it would fall under Re: ALKIRA Homes 77Dec 08, 2014 4:31 am original_convention Original_convention, Have gone through your blog and looks like your build is progressing on very well. What are your thoughts We're stoked we did the upstairs floor in it. About the only noise you can hear from upstairs is the sound of water running in the ensuite (and I suspect that's only because there's an inspection-hatch for the ensuite floor drain s-trap in the ceiling of the rumpus). No sound from people walking around, and no creaking. Re: ALKIRA Homes 79Dec 08, 2014 7:18 am raina Has anyone gone with their hebel build instead of bricks? What are your thoughts Hi raina we're going with the flooring version just like forg as well ... didn't do it for the walls though as we didn't want a rendered look Re: ALKIRA Homes 80Dec 08, 2014 7:30 am deluded, believe me you'll be happy you did it. We were looking through the Homeworld 5 display homes (for all builders) shortly after it first opened, and even though the houses didn't "feel" like they weren't solid or were falling apart, there was still the occasional floorboard creak. And it's really obvious they've put in a lot more effort on those houses than they do their "real" builds. It's just great not having that. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74701 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
