Browse Forums Building A New House 1 Jul 26, 2010 11:34 pm My builder has currently completed sealing all windows on the inside and painting is now complete. I have concerns regarding the gap under the window architrave being too big as I remember some were larger than others. During an inspection today, I applied a bit of pressure on the plaster near the edges of the window (to the suspect windows) and to my shock horror, the sealant has cracked in the join. It appears the plaster is moving and there's no support for the plaster under the architrave. I don't think this is acceptable despite the CS saying it is and the gap 'should have' been closed prior to fitting the architrave and they're not going to remove it to check. He was quite hesitant to do this. How am I supposed to know whether they've closed the gap? How's this for a fair bet: I even saw a small gap before they sealed and painted the join. The purpose of the architrave is to cover the area between the plaster and the window reveal. The frame opening should be 20mm bigger than the window reveal, so there will be always be a gap. I don't see any packers between the reveal and these should be there to meet best practice. All other window/plaster joins I've checked do not crack the silicone under light pressure so they havn't done it correctly. Well I guess no final payment until these are fixed.
