I thought people who are at early stage may benefit from this post. It took me about 9 months to collect all the costs! Here are the summary of our expense. Demolition- $12,740.00 - 3% Allcastle Homes - $356,658.00 - 71% Drainage - $36,590.00 - 7% Landscape - $59,033.53 - 12% Fittings - $28,725.00 - 6% Miscellaneous - $5,870.67 - 1% Basically, spent about 150K on other than the actual building. I didn't believe when people told me to put away $100K on top of the building costs! Let me know if anyone wants further breakdown of the costs. It might benefit if we had more information... How big was the house, How big was the land.. $60,000 on landscaping?!! That seems like a lot of money.. Where are you located? Which builder? I'm not sure how this will help because every build is different... Re: House building budget 3Jul 25, 2010 5:22 pm we were told to allow about 40k on top of the build price which has been spot on! basic home (30sq)*** 203k extra's (downlights, xtra power points/dimmers/phonepoints etc) higher ceilings/doors, tile upgrades ***30K blinds/driveways***8k landscaping TBA (not even thought about, but very basic and simpe to start No demolition (as new bock) Site costs were less than quoted (about 3.5k) So i guess it realy varies on the individual. Yeah we could all spend an extra 100k if you want to go all out on EVERYthing, but most peope woudnt I think if you allow about 50k (including blinds/drives etc) this will get you a pretty complete home I WISH I had an extra 100k worth of stuff Re: House building budget 4Jul 25, 2010 5:58 pm makoby I WISH I had an extra 100k worth of stuff I wish I had the extra 100k We spent $30,000 or so on top of our base price for upgrades, including the upgrade of our slab and inclusions. Here is the breakdown of landscaping cost (Not 100% exact.. but close): Plans & designs - $3,200.00 Synthetic Grass - $10,000.00 Turf & landscape - $3,630 Driveway - $6,940.00 External Driveway - $4,200.00 Public footpath - $750.00 Paving - $2,000.00 Deck - $6,000.00 Fence - $4,530.00 Automatic Slide Gate - $4,250 Side Gates - $1,000.00 Retaining wall - $2,805.00 Extra bricks - $2,310.00 Gyprock - $1,078.00 Garden Shed + Base - $1,250.00 Remove and fill garden soil - $2,000.00 Security Doors - $2,100.00 Other - $1,000.00 Let me know if I need to be clear on anything else. Regards, San Re: House building budget 7Jul 27, 2010 9:48 am We went from a base price of around $245k (including site costs) up to $300k for the final contract price, $55k difference. Timber floorboards and a stack stone pier out the front were the most expensive items, everything else just added up bit by bit. Our landscaping is going to be cheap since it's a small block and we won't have anything fancy. I wouldn't include driveway and fences under landscaping costs.. I think of landscaping as aesthetic items like grass, garden and paving, not including anything that's required for functionality. Take out some of devanks bigger costs and you still have quite a few standard things most people need after just build ing a house. What did this involve? Seems incredibly expensive. I know it depends on your block, but I'm assuming average drainage would just include running a few pipes and grills at various points around the house and yard, and connecting to the stormwater pipes? I'm finding it hard to perceive how this could add up to $36K for any house? I'm curious because I've got to do landscaping soon on a 620sqm sloping block - but certainly haven't budgeted anywhere near that for drainage. Keep in mind we there are already 2 x 2.5 kl Rainwater tanks! Anyway, here are more details. It includes 1. 10 cubic meter detention tank 2. 2 x 10.5 m long absorption trenches 3. 6 concrete pits 4. 2 pumps (in case one doesn’t work!) 5. 2 Pipes running to the detention tank and 1 pipe to the street 6. Soil removal Trust me, I got quotes lot higher than this! Some people even quoted 40K to do the detention tank alone! Re: House building budget 14Aug 10, 2010 9:11 pm kel Hi Devank what is breakdown of your fittings cost how long did it take for Allcastle homes to construct your home? thanks Flooring-$18, 600 (mix of Floating timber & carpet) Wardrobe-$6,700 Lightings & extra wireing- $4,900 Blinds-$2,500 I think it took about 5 months to construct from the day they put the slab. Am I missing something? Considering when we built on this block 9 years ago, the land cost $30k and building costs were $120k, we didn't do any of the landscaping for a couple of years later... we certainly couldn't have afforded a surprise $40k! We wanted a bit more storage (shelves and drawers) setup and a bit fancier mirror sliding doors. Am I missing something? I think it depends on your own council. In our case, our back neighbour blocked the whole fence with brick layers and didn't want to give easement. Are you happy with the work. based on your cost breakdown, he also did driveway for you as well, are you happy with your driveway? thanks All my concrete (Eg: drive way, retaining wall, fence) work was done by one group. They also arranged for other things such as metal work (gate), deck and so on. Managing guy can speak English but the rest can't. Detention tank stuff was done by someone else. Synthetic turf and gardening related work were done by someone else. I'm happy with all of them. I'm not sure if I can post about a private company here.
