Browse Forums Building A New House Re: redink - is cutting the ceiling like this acceptable? 321May 23, 2012 12:45 pm As per my plan, i got brick retaining wall to be build by builder on my boundry next to garage, at the front and end of garage, as my garage is at boundry. house is already locked up but they have not done retaing wall yet. Was that retaining wall suppose to be done at the time of building garage or this can be done at any time later. Don't know how much they charged as it was included in the contract price. Re: redink - tilling started 324May 27, 2012 7:22 pm floor tiling started in wet areas. Looking good. In one of the shower's wall, water proofing paint / plaster was chipped and not pasted on the wall completely. It was coming off wall on the areas where water proofing was done on white float. I don't know if they were suppose to take white float off on that areas before doing water proofing. Tiler is pretty good though and said he will follow up with SS. Hopefully water proofing is fixed before tiles go on. Does any one know how long water proofing has to be left before tiles can go on the wall. Again, like many other issues in past, we had to point out this issue. No one had looked / checked. Re: redink - tilling started 326Jun 30, 2012 6:15 pm We have just signed yesterday. This is our fifth home but the first one that we are having built. It all started with me telling my wife "if I were to die today I would expect you to move to Perth to be with the kids" Well that got the good wife thinking and that's dangerous. She came back to me 4 weeks ago with the response "I think we should move to Perth before you retire" The reasons for going far outweigh the reasons for staying, first grand child does that to you, so which part of Perth do we move to? Outer suburbs or inner suburbs. We decided if we moved to the outer burbs we might as well stay in Australind, the traveling into Perth would be just about as bad. What can we find in our price range South of the river around Bentley. No much when you consider we needed to park a caravan as well. We found a odd shaped block in Bentley that was $70000 lest than the average battle axe block so we bought it. Now the journey with Redink has begun. The sales consultant, Shaun, bent over backwards to accommodate every request that we came up with. I think we both have come up with a brilliant design which puts the maximum sized house on the block accommodating for the caravan and the requested larger garage, man cave, all over a 3 week period. I had contacted 4 other builders, gave them the block dimension and type of house required, the response was very disappointing. Shaun at Redink is absolutely brilliant and I would recommend him to anyone looking for a consultant designer. As for the rest of the journey only time will tell. even our sales guy was very knowledgeable and has come with the plan that suited us well. Prestart staff is excellent. Customer service staff is also pretty good but we are not happy at all with SS. Make sure you get everything in writing. We still have ongoing problems with our SS. On many occasions he said "leave that to me - i will get it done". We just believed him as his words convinced us but nothing was done. We are at lock up stage. I will give you one example - we forgot to get exhaust in our wc. At our site meeting with SS in Dec last year, we talked about that to our SS and he said he will get that done. Then when our walls were done, we noticed someone wrote on wall (before plastering) exhaust in wc. We assumed that SS had given instructions to electrician for that. Now 2 weeks ago, when whole electric work was done, we noticed there is no exhaust in WC. I called SS, left message, waited for him to call me for 2 days and then called him again, and he said he will look into this and will get back to me - but nothing has happened so far. You might have read my forum on previous pages, we had ongoing problem with our SS. We had heaps of issues with quality of our roof work. we are also building south of river, so you might have same SS. Customer service staff is pretty good and they did email me to let them know if there are any issues. I feel it is kiddish behavior to tell them every issue that could be very small issue for them but not small for me. We got private building inspection done at roof stage and found few issues. Steve yes - we should not leave anything till after prestart, but if we have forgotten something and we ask builder, they should say "no" if they are not able to do. They should not say yes and then not do that. Few other issues we had, which we send email to office and got reply back on 6 june that the issues will be fixed but have not been fixed yet. work has been so slow. SS said garage door will be installed on 25 june and has not been done yet. My plans included retaining walls by the side of garage. So footings for retaining wall should have been done at the same time when garage footings were done. but no - that was not done. We pointed out few times but nothing was done until last week when they did footings and now retaining wall was suppose to go on 29 june but did not happen. It just annoys me if they say they will do it and then don't do it and i have to keep following up with them. I hope you get better SS or better service if you get same SS as ours. Also garage doors done. still left driveway painting downpipes, fascia, gutters robe door sliders garage door electric switches silicon to tiles cornice on overhead cupboards air con solar electric panels paint on cornice in garage can not think of anything else that is left. so when should be expect pci? My question is did you arange the panel installation yourself or is it part of the building design prestart? On my present home I have 5.32 Kws of panels. I want to fill the N and N/W facing roofs with the maximum amount of panels on my new build. I'm hoping for at least 5 Kws so we can run that Daikin A/C when we need in the summer. Was it more cost effective doing the solar PV at the prestart or is it better to source the system myself and include it at the prestart? Steve Don't know about the cost etc. When we signed 2 years ago - yes we signed on 15 july 2 years back - solar panels were included in the deal. Re: redink - pci tomorrow 338Jul 16, 2012 10:45 pm pci done today. Main issues were : 1. one of the sliding vinyl door colour is different to the frame colour. 2. We had upgraded toilet but they installed standard one. 3. Wall oven is not the same model as per addenda - the one they installed is inferior to the one in addenda. 4. We had raised few issues late May in regards to screws on roof and and then were advised few weeks later that the screws have been fixed. Well today building inspector picked up that they were not fixed. 5. Similarly there was a gap in between two sheets of roof colorbond. we pointed out that end of May and now building inspector confirmed that gap. 6. Doors are not properly painted on top and bottom side. still waiting for inspector's report and will let u all know how it goes. Re: redink - pci tomorrow 339Aug 01, 2012 11:38 am update: 1. I can see through window. 2. toilet upgrade - we advised them not to bother changing toilet now as I did not want to have any hasstle with tiles chiped or leaking pipes etc in future that could happen if they were to change toilet. 3. Wall oven - the model we upgraded at prestart has been discontinued. The oven they provided us is not as good as the one we paid for. So Redink offered to pay us $150.00. Don't know if any other issue has been sorted out or not yet. It has been 16 days today since pci and we have not heard any handover date yet. We thought within 2 weeks or so from pci, we will have handover date. So had already booked painter and flooring. Not happy with this unncessary delays. Re: redink - still waiting for handover 340Aug 09, 2012 1:29 am pci was done on 16 july. On 6/8/12 we had final inspection but many issues were still outstanding to be fixed / done before handover. We still waiting for handover. Can someone tell me how long does it normally take for handover after pci. Is more than 3 weeks (well close to 4 weeks now) not too long? Can you give advice on how to get missing certificates needed for a form 21?
