Browse Forums Building A New House 1 Jul 20, 2010 10:51 pm I had a look at our slab and frame over the weekend and noticed that the pipes for the double vanity in the ensuite and the single vanity in the main bathroom actually sit sort of under the frame. The frame sits on top if it a little, instead of sitting behind it. I raised this over the phone with my SS today and he said that was normal, and that they will just cut around the frame and the pipe goes in the cavity then into the basin.... I couldn't quite understand what he meant, but I just left it at that... and now I can't stop thinking that it's in fact a mistake and the plumbing is actually "out" in the house? But just imagine the top of the pipe that's in the concrete slab (a circle) and then a plank of wood (the frame) laying across it so that it covers part of the hole.... apparently they will just cut around the wood in the frame and the pipe will sit in the wall..... not sure i believe it. There's been previous discussions on here about them cutting the frame to allow for pipes, and I think from what's been said, it's quite common and nothing to worry about. Terrence Malick Re: Plumbing and the house frame 6Jul 21, 2010 9:38 am Thanks Joles... our stink pipe sits between two frames so it's ok - but it's the drains for the vanities that will sit similar to the photo you've shown, only the frame isn't cut quite so much, it's cut sort of around the pipe (which is wide). Hubby thinks i'm worrying for nothing, but i'm a bit of a perfectionist and i didn't like the idea of them cutting a sturdy frame because they made a mistake with the piping.... will try to get some photos today (if i can sneak them in). you've put my mind at east a little, so thanks. Re: Plumbing and the house frame 7Jul 21, 2010 10:15 am Hi Bek, We noticed the same on our build and were very alarmed that the guys doing the plumbing had got it wrong. We also raised it with our SS. Your SS is correct. The plumbers will come back and cut out that section of the frame and put the pipe through. With ours the connecting pipe was only small but the drain was big in comparision and encroached into the laundry so they reduced the remainder of the drain with a cover. All normal Re: Plumbing and the house frame 8Jul 21, 2010 10:43 am That sounds pretty normal, but what did get picked up by our inspector is that they need to make sure they do not cut out too much of the frame, and if they do it may need to be braced with further bits of wood. I had it happen at two places in my house- in the ensuite (vanity pipe) and the laundry (trough pipe). As everyone has said what they do is cut out the part of the frame that sits over the pipe and then extend the pipe up through the wall before putting in a sort of bend to make the pipe go exactly where it's supposed to. I'm also a perfectionist and I admit it's not the best look (I mean we live in the 21st century, surely they can get the pipe in the correct place right?!) but what you need to remember is that the vanity unit will cover the pipes anyway so you won't notice the difference once it's done. Also I'm assured it doesn't compromise the integrity of the frame provided that the piece that's cut out isn't too big. Hope that helps This is 100% true.
