Browse Forums Building A New House 1 Jul 20, 2010 1:35 pm Hi all, We are taking the leap and building again and are looking at a DFH Hartley 36. After speaking to the council (yes they were human, and were very very helpful ) it seems that the rear of the house will be 1.2 metres from a sewerage easement. Council has no issues provided we do not build over the easement, but I am mindful of the close proximity to the slab, and the soil disturbence. Has anyone had this issue, and had to fork out for piers etc, or slab re-inforcement? Adrian B Re: Any slab issues near an easement 2Jul 20, 2010 1:40 pm Firstly, congratulations on the news! The Hartley 36 is a great design. I know kek built very close to the rear easement and I think from memory her piering along the back of her house was around 2k. I leave you to fend for yourself, figure things out yourself. I can't recall the cost, but it was not overly expensive otherwise we would have chosen a different design which was not as long. Re: Any slab issues near an easement 6Jul 21, 2010 12:56 pm Hey Adrian, My understanding as explained to us by a qualified source, is that there is a rule as to whether you need piers to support the slab in the event that the entire easement was excavated so they could repair it or somesuch. IIRC if you draw a 45 degree from horizontal(in clay and 30 degree in sand iirc) line up from the lowest point of the easment, from the boarderline between the easement and your property, if the slab or building footprint falls within or within a certain distance of the area above the line, than its required that you add additional support (usually in the form of piers) such that if the area was excavated your slab couldn't break and slide down/collapse into the excavated area. Hence the depth of your piers and requirement for them is based on the depth of the easement and how close you intend to build to the boarder. Thats just my recollection so it may be inaccurate so probably best not to rely upon it for the exact angles. We had to have a slab re-design and they are putting in 3 piers along that wall - other piers we were having at the front were going down 600mm but the piers at the back are going down 1.4 metres. We were on the border and hence have to get approval from Water Company. Hasnt come thru yet, so I hope they allow this or else is it's going to well and truly put a cat amongst the pigeons. Though it seems popular at the moment to use a number of individual concrete piers rather than a curtain wall or screw pilings, depending on how deep you need to go in order to meet he minimum depth below the angle of repose.
