Browse Forums Building A New House 1 Jul 20, 2010 1:11 pm So I'm getting close to hand over (yay!) and am just trying to get my head around it all. I know that at the PCI we identify and issues, which are then potentially fixed and the house handed over. I also know that my bank has to have my signed authorisation to make the last payment, but they may take 5-10 days to do their processing, valuation etc. Logically, if I want to be in the house as soon as possible (which of course I do) I'd be pretty much sending of the authorisation just after PCI, prior to the final inspection at hand over. But what if there's something wrong with the house? Is the post-PCI/handover inspection it?? What if there's something else wrong?? Is it normal to delay authorising payment until you're absolutely, completely, 100% happy with everything or will the builder come back and fix things after hand over if required?? (I'm talking about minor things here, chipped tiles, poor paint work, power points not working that sort of stuff). P. Re: Is hand over the end-all be-all?? 2Jul 20, 2010 1:18 pm From what I can gather, there is a 3 month maintenance check. If you have minor issues and they aren't fixed prior to this, you can bring them up then. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: Is hand over the end-all be-all?? 3Jul 20, 2010 1:19 pm carlswil From what I can gather, there is a 3 month maintenance check. P Re: Is hand over the end-all be-all?? 4Jul 20, 2010 1:22 pm We made our final payment on handover day on June 30th. We've had quite a few little issues (some big) since then. Our handover guy drops in whenever we ask him to. We're not happy with a few more things, which their organising maintenance guys to come back. Handover isn't the be-all-and-end-all (or whatever the saying is). We've had more to do with our builder since getting the keys Re: Is hand over the end-all be-all?? 5Jul 20, 2010 1:22 pm maybe you could get them to write a list of the issues, so they know that they existed before handover, and if they haven't been rectified prior to 3 month maintenance, raise them as issues again. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: Is hand over the end-all be-all?? 6Jul 20, 2010 1:26 pm Aaron & Erin We made our final payment on handover day on June 30th. We've had more to do with our builder since getting the keys Thanks for that - I've been watching the build so far, and nothing strikes me as particularly wrong. I'd be more than happy to pay the builder on the day and have them come back from time to time to fix any little issues. I just want to get into my house!!!! P.
