I am beginning to see a flciker of light at the end of the tunnel I would like to get us much input as possible on how a PCI is being conducted, we are also looking in hiring an independent inspector. 1. How long does a PCI normally takes? 2. Is there a limit to the number of people I can bring to help us inspect? 3. I would be bringing a checklist on what to check, if we and the independent inspector find faults in the build, do we give the findings to the builder as soon as the inspection is completed? 4. As for the independent inspector, say we hire one for the first inspection, if there's a second inspection do we pay another fee? Thanks heaps Jon Re: PCI/Handover queries 2Jul 20, 2010 4:14 pm 1. Depends on your builder, size of your house, issues found, etc etc. But to give you a rough idea, ours told us to allow 1-1.5hrs. 2. Have read on here that some builders are a bit picky about only those listed on the contracts being present for PCI. Maybe call your builder and query this? I'm sure each builder has their own personal preferences in regards to this. 3. We didn't have an independent inspector, so not sure how it works with that side of things. But our SS had special form thing with blank spaces to write any items that needing fixing and we both signed and dated it at the completion of PCI. 4. I would say yes, there will be another fee, but that's just my guess ;o Call them and ask! Also, depending on what issues come up, you may be able to inspect them yourself at handover. I have built in Piara waters WA and had my PCI Tuesday 13th... My house went into lock up last week of April. The supervisor promised that it would be ready for PCI in 5-6 weeks but it wasn't ready for 12. Even then my building inspector report said it hadn't reached Practical Completion. The supervisor has been making many promises since my lock up inspection non of which have been kept so far! I have completely lost faith in my builder and what I need to find out now is: 1) Whether it is a legal requirement that issues at PCI need to be fixed within two weeks? 2) If the builder keeps on delaying the way he has been so far what can I do? Funny enough your contract says nothing about a "PCI". It's a loophole they use to avoid issuing you an occupancy permit until you sign it. Technically it's not a legal document because you should be doing the inspection after you are issued the occupancy permit in which the build has 14 days. 2) If the builder keeps on delaying the way he has been so far what can I do? You can hope that you have a liquidated damages sufficient to get the builder moving (<=$250 will not get the builder moving). Otherwise you are at their mercy of the builder to get items finished. If you are in a rush to move in, unfortunately your builder might play the time game and frustrate you to sign. Any further issue I am happy to assist via PM.
