I have recently purchased two blocks of land and I am looking to buil on them. I was wondering what the initial building process was. Finance shouldnt be a problem so I was wondering do I approach a few builders (after narrowing down the selection) and show them my site plans and any covenants and get them to give me a quote and then approach the bank (for the construction phase of the loan) You will only be able to get preliminary approval from the banks with this sort of quote, however it will give you a good idea of the way the bank will pay for things and the way the builder would work. Our bank required council approved plans before we got final approval. De Re Metallica then upon full finance approval submit my plans to the shire council and the estate council for approval then make the final arrangments with builder? is this the correct timeline? or do I have it around the worng way? There is actually a bit of going backwards and forwards in this, the bank approval part is usually the easiest part (particularly if finance is not a problem). De Re Metallica how much does the builder charge you for the initial quote phase? is it free? as you would surely approch a few builders for quotes before deciding? This is highly dependent on the builders, you can often get a rough quote for the house with all of the inclusions you want, however if you are making significant changes and don't have a soil test done it would be very hard to get an exact cost from the builder.
