Browse Forums Building A New House 1 Jul 15, 2010 11:04 am Hi guys. I'm just wondering what everyone here has done post handover or you wish you have done after hand-over? Waiting for pre-start in next couple of weeks, we're listing down all the things we want the builder to do and what we can do ourselves after hand over....and list just goes on and on. So far we will do followings post hand over -Ducted Reverse cycle air-conditioning -Floor coverages (tiles in main area and carpets in beds) -Curtains and blinds -Driveway (except 30sqm2 paving comes as standard) -Clothes line -Letter box -Down lights through out the house things we're not sure about is whether to get extra power points and TV points through builder or post hand-over. what do you guys suggest? Would love your experience. Cheers guys Re: Things you will do or have done AFTER Hand-over? 2Jul 15, 2010 11:28 am we got tv points done during the build and I wish we had asked for some of our internal light switches to have been put inside conduit. Because we didn't do this we were not able to add in ceiling fan switches to the same positions. All our ceiling fan on off switches had to be on external walls. The only way to get them on internal walls would have been to rip plaster set off walls and dig out the wiring, replace it and replaster. After handover: Network cabling ( paid builder for conduit to be put in so this could be done after handover) ducted reverse cycle aircon All flooring Curtains Letterbox redirect Mail Phone ADSL TV Aerial Soakwells Clothes line ceiling fans Fencing Painted walls ( still doing them) Lawn and Plants ( working on it) Almost all main trees are planted now. We have 3/4 of an acre Replace all standard light fittings with nice fittings ( builders sparky booked for the end of month as they are doing this in compensation for ceiling problems) add small DIY shades for some Rabbit proofing for garden ( working on it) Retaining walls ( some are bow done-need to book "the man" for last big one) Still to be done: Gates Shed Paving Driveway Additional tap and external power points ( We have 2 outside taps and need at least 1 more) Lighting external( Fitting when sparky comes for external power point) Way down the list: more fencing for privacy patio Much of it depends on how handy you are or if you have your own contacts and how much money you have to spare. get all the things that can't be added/changed easily before handover and as part of the build if you can afford them. After handover we will be doing: -Downlights throughout the house - we chose to add a few extra power & TV points through the builder as we weren't sure if they would let us put extra cables in before they plastered the walls. -Blinds -All external works - gardening, alfresco area etc. excluding the driveway which was included in a promotion our builder had at the time. We decided we wanted the inside of the house pretty much complete at handover so we could move in straight away. So sorry i'm probably not much help. I was told by the lady at the tile shop to seal the grout before we move in and it should protect it for up to 5 years?!?! Yes I'm def sealing the grout as well but not necessarily that'll protect grouts from getting dirty I don't believe. I won't take risk letting people in with their shoes on............ (soy sauce, jam..etc) but I forgot to take pictures.. hmmmm. Yep I'm in Perth too. I bought the tiles from Via Roma in Malaga during its end of financial year sale it was $90 down to $50/spm2 and I called around at least 10 places to get cheapest quote to lay them cause apparently it's not going to be cheap to lay.... Via Roma offered $60/smq2 to lay including materials (bonds..grouts etc) I found one at $55/smq2 including everything plus sealing the grout in the kitchen area. I haven't decided which one to go yet. Via Roma offered to keep the tiles as long as we want (thankfully) as we're still in paper work stage of the building process. Obviously I can't recommend tilers as I haven't got them layed....but yeah that's the price I've got so far. It looks like $55-70 is the going price for laying 600x600 porcelain tiles.
