Browse Forums Building A New House 1 Jul 11, 2010 11:11 pm Hello, I have recently purchased two blocks of land in Dawesville, south of Mandurah in Western Australia. I am looking at place houses on each of these blocks and I was wondering what the total approximate cost would be to build a 3 x 2 house on each of these blocks. These houses will be for investment purposes only (rentals) so I am thinking about going for a basic yet function-able, low maintenance build (but not scabby). I was wondering if anyone could provide me with a total approximate cost to completely (basic landscaping, solar hot water, fully painted etc) build each of these houses. The sites are prepped (not fully pad prepped) and their sizes are 367m2 and 410m2. Also any info on the estimated time frames for completion and any recommended building companies for such an undertaking would be greatly appreciated. My suggestion would be to do a LOT of research on the net and maybe grap the new homes pullouts from The West & Sunday Times and have a look at different plans and companies. Your costs are going to depend a lot on which builder you choose, what their inclusions and standard specs are. There is no easy answer to give you Oceanic with Nautilus upgrades. Handover 8 September 2010 Re: My First Build, Western Australia, Please Help. 5Jul 17, 2010 6:50 pm Hello sorry about the brief posting and the lack of details. here are some of the covenants LOT 1 – 327m2 – 20.41m frontage (effectively a 15m2 frontage as the block is like a hexagon on a bend in the street) LOT 2 – 405m2 – 15.44m frontage 65% site coverage Setback 1.0m from the property edge and garages 5.5m from the edge of road pavement or dual path Timberlap fences (timber capped fences) Gas bosted solar hot water system Colourbond roofing and failry broad selection of colour schemes (22 types in total all render and colourbond roofing schemes) Connection to the community grey water scheme Approved minimalistic natural garden settings I havent set my budget yet, I am trying to gauge a rough estimate for the cost of the process I have looked at some of the low cost cottage block type builds (due to the small block sizes) from builders such as Aussie living I hope this clarifies the situation a bit and I would appreciate any information or feedback in regards to my original question in relation to an estimate of a building cost. I am looking for a basic, functional but not a scabby or bare build. any feedback would be greatly appreciated. Thank you Re: My First Build, Western Australia, Please Help. 7Jul 18, 2010 9:51 pm De RE Metallica- I haven't got costs for you either-because as per the advice given above you really need to research in your area-costs will vary dramatically across far too many variables-for example a 23sq home plus double garage where we are building is anywhere from $200k to $320k, depending on the project builder concerned.
