Browse Forums Building A New House 1 Jul 09, 2010 12:12 am Hi Guys, Apologies if this has been answered before but my search didn't find any results. I have a battleaxe block of 538m2 and the driveway is approx 90m2 (included in 538). My understanding is that zoned R20 is 50% open space, so i can build a house that is 269m2 on the property. I.e. the driveway is counted as part of the open space calculation. Is this correct? Many thanks Adam Re: Driveway in open space calculation 2Jul 09, 2010 1:10 am Sounds like you are in Perth. If I remember correctly only a certain percentage of the driveway is included in the calculation of open space. We have just sub-divided and put through plans for our battle axe block and I remember seeing something about the relative block size compared to actual block size. I'll check it out tomorrow, or you could try ringing your local councils planning dept. I am indeed in Perth. Just want to try and avoid building two storey if I can.. Re: Driveway in open space calculation 4Jul 09, 2010 8:00 pm I just checked our planning approval. It appears the access leg is not included in open space. It just used just the rear block in the calculation of open space. Our block is slightly smaller than yours but is R30 so only 45% open space. We went double storey. We are in City of Stirling, but I think all councils use the same planning requirements unless the area has some special allowance.
