It is relatively straight forward to get building approval if the property is greater than 20 hectares, but below this size a residential building it is classified as a non-complying development and planning approval is difficult to obtain and usually requires the services of a professional planning consultant that knows all the loop holes if the application to build a house is to succeed. There could be severe restrictions placed on the design, form & siting of the house. As an example a neighbour successfully built on a small acreage (vineyard) but the house was not allowed to look like a house, instead it was clad in corrugated iron with only small windows facing the road and located at the rear of the block so that the house appeared to be just another shed.
