Browse Forums Building A New House 1 Jul 06, 2010 1:20 pm Well it has been a long time coming... We purchased a block of land back in Feb 2009 in an established suburb in the hornsby shire... After alot of head aches and many plan revisions we finally got approval from the council.
The block demensions are 14m wide by 44m deep. The block slopes from the back to the front, it also a corner block which made it difficult to find a builder with a design to suit, or one that was interested in the first place. As corner block owners would know your building boundaries are different. 1m from neighbour and 3m from the vacant corner. This left us with around 9m to play with. A narrow, split level design is what we were after and to make things more complicated we wanted a double garage. Our builder is Cosmopolitan and the only thing they had to suit was their cabarita design. Unfortunately for us they no longer had this as a display home so we had to trust our experiences of walking through other display houses and trying to make the floor plan to what we liked, with the constrains of having a narrow design. So fingers crossed that this works out. Luckily the builder was very happy to modify the design, and to be honest it is a totally different house now. The facade even had to change due to council requirements. We were told they would arrive monday and be up by friday, but nothing onsite today either.. Re: A & K's build in the Hornsby shire 5Jul 06, 2010 1:46 pm thanks rowena Yeah we actually preferred the split level as it would negate large retaining walls at the front.. I think in our case it will make the inside more visually interesting as well considering it's narrower than your standard house. Re: A & K's build in the Hornsby shire - Frames done 10Aug 13, 2010 11:18 am Well after much delay we finally have our frames 99% done and the windows are in. The weather has been shocking lately and has no doubt delayed everyone who is building in Sydney.

I need some advice/opinion on the process/journey (shud I say) that I shud follow in steps to get to my final destination of a new house. I hv absolutely no idea other than to go to the display home at homesworld and select a display home. If there is any article/forum that i should be reading that wud be great as well. Any display home/builders that i should absolutely check out? there are two issues that I know of - one being there is a easement(sewerage pipe) that runs through the middle of the block..second being there is a huge blue gum tree (really huge) and i am scared if it falls off on the new house (i wud be totally destroyed) - wud the council let us get rid off that tree - its in the front of the block about 3-4m from the current house.. cheers Re: A & K's build in the Hornsby shire - frames done 15Oct 22, 2010 7:41 pm Hi Andrew, Just wondering whether you have any pics to post showing your bricks? I think you mentioned in another thread that you were planning to use PGH Haberfield? I'm considering this brick for my build so would love to see how yours is working out. Cheers That sucks! Hope it all works out. Good to move away from steel anyway for all your reasons, but it's also thermally poor. 16 13759 If this is a custom build then I would expect the builder to set out the door frame closer to the wall to avoid the gap between architrave and the wall and or specify… 9 6295 |
