l hope no-one minds me posting on here, l found this site while searching the internet. We have purchased a block in Beaconsfield, Vic. and are having problems finding a builder as our block has quite a steep slope and larger builders are not interested in building on this. Can anyone recommend any smaller builders around the area which wouldn't mind building on a sloping block. Any help would be really appreciated. They couldn't build via slab, they built on stumps.... Check my blog for contact details if you like...Worth giving them a call anyway... Then go see their designs and ask them do they know anyone who builds in your area. And also talk to your neighbours who have newer style houses. I live on a hill in a split level and love it. i am currently building (in sydney) on a battle axe block which is 30M deep and 20M wide and a 50M X 4m wide sloping driveway connecting to this block. The slope on the block is 3.5 metres within the block itself from the front to back (SLOPING TO THE FRONT). I contacted 5 major builders here and 3 of them agreed to build tweaking existing STANDARD project plans. I have finally decided to build with Clarendon homes a standard project plan in which we incorporated multilevels using the slope. In fact we did not even consider the sloping plan designs .. there you go you can have sloping blocks and build a project home if you desire. My council made a build concrete walls to hold the fill within the block as necessay and it did cost a bit more which if you wish i can share with you hope that helps Lobo Re: building on sloping block 9Oct 25, 2007 7:27 am Our friends did a KDR with Clarendon, and they are on quite a slope - side to side, and the split level design works perfectly.
I'm on a very heavy slope too - front to back. The backyard is near level with the floor of the house, but the front is 2 storeys high because the garage is under it. The house itself is a 1980s coachwood design, and all they did was moved the garage around under the front, then the plan remained the same as if it was built on a level block. The neighbour across & over a bit, built with a project builder in the early 90s, and I've seen the same style home on display recently (design must be 15-20 years old now). It slopes down to the back of the block, and all they effectively did was 'split' the house across the middle, with 5 steps in the hallway, and offset height rooms where the height changes (adjoining walls). It was built using cut & fill, with piers supporting a slab for the bottom end of each section where there was some fill required. You might find a builder willing to 'cut' their existing design to split-level it down the block. Otherwise, take a drive around a near-new estate that's in a hilly area, and if you see a house you like the look of, built on a similar slope to yours, knock on the door & ask who the builder was. Now whilst I'm fairly sure they would only build locally up here they have some houseplans on their sites that are worth taking a look at - and they might be able to recommend a builder in your state who is also a specialist slope site builder Fiona Re: building on sloping block 11Oct 26, 2007 9:37 am l have contacted Clarendon Homes and they currently are not selling any houses until approx. March. They are re-designing all their Melbourne homes, then they will build new display homes. The lady was very helpful and has put our name down on the list to be invited to their opening night. l had a look on the internet, and l liked their designs for the Sydney area, so hopefully Melbourne will also have some nice Tri-Level homes also.
Thanks everyone for your replies, until l found this site we were starting to consider selling the block because we just didn't know where to start. Some of the larger building companies didn't want to even attempt to build on our block. But we love this block so l really grateful for all of your ideas. All the Builders that have been mentioned in this post, l have looked up on the internet and are now making up a folder of potential builders that l can go through with my husband. The major buiders have a pretty standard approach with waffle slabs... pvt builders are more flexible .
