Browse Forums Building A New House 1 Jul 05, 2010 10:58 am We've recently relocated (made a sea change ) to Bundaberg and are looking at building in the Coral Cove/Innes Park area but have never built before so I'd love some help. We have our eye on a 1/2 acre block in Coral Cove and I'm about to start talking to the RE Agent about price ... but what I'm unsure of is what conditions of sale I need to put on the contract for land. Besides finance if applicable ... what other conditions of sale should I put on the land? I subscribed to the myrpdata to see what other blocks/houses in the area have sold for as we've still got our 'city' hats on and think the land is cheap, but after speaking to some builders they have been pointing out what is overpriced. Yes be careful not too pay too much. $250,000 might seem cheap in a city but expensive in Bundaberg area. Find out what the seller paid (if it's a resale) and what other similar blocks have sold for. RP data or APM should tell you this........... If it's a developer estate sale assume you will pay up to 25% more than a resale ... "Soil test to satisfaction of purchaser" is usually the way to go. Land I bought had already had tests done so I was lucky. But make sure you understand the different soil tyes M S etc. and have an idea from your builder how this impacts on costs Re: Buying land in Coral Cove ... conditions of sale??? 5Jul 05, 2010 2:42 pm I once tried to sign a contract to buy a vacant land (in inner melbourne) from a real estate agent "subject to soil test"....but the agent wouldn't allow that clause in the contract. He said I should organise a soil test first, then decide if I still want to sign the contract after the result of the soil test. I had the soil test done and paid $400....but by the time I got the soil test report back, someone else signed the contract. I figured the person who beat me into signing the contract didn't bother organising a soil test, and probably didnt care if soil test returned P, as it would probably only add 6K-20K to the site cost (compared to the the price of the vacant land of 700K). So, I guess if there are many people interested in buying that particular land, and you really want that rare piece of land, then sign the contract "subject to finance" and forget about the soil test until after purchase.
