Browse Forums Building A New House 1 Jul 03, 2010 5:32 pm Hi all I've pasted a link to my latest plan floor and wanted some feedback\comments. http://i943.photobucket.com/albums/ad27 ... orPlan.jpg I am building this house on my own and I intend to rent one of the bedrooms out, hence the retreat\study access from the master bedroom, and the bath in the ensuite I've marked a couple of areas on the floor plan and I welcome opinions on those areas and also any other feedback. 1) with the WC adjoining the retreat, I was wondering if it would make sense to combine that into the 2nd bathroom, and use that extra space to get a storage cupboard instead? That way the WC gets a bit of natural light too. 2) I am contemplating reducing the size of those windows (on either side of the sliding door), as in the family area I need to place the TV somewhere, which I was thinking of doing somewhere where the window is, or at the corner of the 2 walls. Note: I want to have another window near 3 i.e. near where the watertank etc is. 3) which brings me to 3! I will need to move the watertank perhaps where the ensuite or the Living is, but am concerned as it is quite bulky, it will look ugly when you look at the front of the house, unless, given the distance of the ensuite and living, it might not be visible from the street? I have heard that these tanks can be noisy so I guess I will have to get a cover for it. Thanks! Thanks! that is a good idea, cos all that is there is a shower and basin, may as well chuck a loo in and you have a largish store cupboard in the hall. It is only a 3 bed home, with 2 bathrooms..so if one bathroom is busy, there is another to use. I personally wouldnt mind a loo near the shower/ basin, some people freak over a loo where you 'brush your teeth' but hey, you can brush while you sit...hee hee Re: Floor Plan - feedback please! 6Jul 03, 2010 8:12 pm sumsub Thanks Kiwi. Yeah multi-tasking is the way to go!! How did you manage to get the floor plan inserted? I kept getting a board attachments quota filled or some message. easiest I have found is www.tinypic.com or www.imageshack.com ( http://my.imageshack.us/v_images.php here are pics of our land on there) and up load them to those sites by clicking '15/ 17 inch monitor setting' if you click avatar, or thumbnail or even 'forum size' it wont be very big when you upload it Then there is a 'link for forums' on that page...very easy to see. and some other links..like website code, email links etc...you want forum once the photo is loaded copy that link (by right clicking your mouse) and just put the link in your thread..again right click 'paste' .and it will appear...as if by magic! then click submit and you are away!! From the front entry door/ garage to internal door/ garage to the laundry door or the back sliding door? Then this probably could block much of the tank. Or maybe u could opt for a slimline and tuck it next to the garage, or u want to have a gate there so the tenant could access to bed2/3? without using the main entry door? Which direction does the back face? If it is not west, u still could have a big window, about waist high, so the sofa won't obstruct the view. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ IMO, if you have the sofa displayed (in pink) and the orange part was the TV cabinet, you could have a very thin window above that and then you wouldn't have to change the two windows besides the sliding door. I think you would want to keep those windows a nice size anyway, as it faces north you'll want the winter sun coming through those windows. If you wanted to move the watertank was Nott has suggested is fine... but if the fence didn't cover it enough you could also have one of those feature fences that some people have to cover up there bins but taller to suit the height of the water tank. I hope that makes sense... And definitely agree with putting the toilet in the bathroom. The renter would access their room from the main front door entry, or the garage if they had a car. Why do you ask? I like the suggestion of the waist high window. But i'd probably want the seating to face the window\view. The back faces north on the living area side. There will be a fence running parallel to the living, but not a gate, I dont think. I'll check that with the builder. But the slimline tank is a good option. Any idea of the price difference between the bulky one and the slim line? I guess I could always google FlagstaffIV, thanks for the tv placement suggestion. I like that. With the thin window, did you mean a vertically or horizontally narrow window? I suddenly realised with the way the master bedroom is, with the ensuite and WIR on 1 side and the study \retreat on the other, I am going to have to place my bed facing the window.. does anyone else think that is weird? I would say that your bed would be up against the window as on the other side is your doorway. You would probably have a TV mounted on the wall or a dressing table perhaps?? You definitely wouldn't want to wake up with the sun in your eyes! I find it very annoying personally as my bed is positioned that way! You should upload a picture of the master brd side so we can see how big the window is. Do you want to have a lot of light in your bedroom??? It gives you the option of having the bed against that wall also then as well as the study being useable when someone else might be sleeping. I might have to go with 2 smaller windows on either side then. from a rental point of view, does 3mt by 3mt for the 3rd bedroom seem too small?
