The house is the wrong way ha ha oh well! mmm does your builder do one offs?.... the right way Re: Dee's House plans 142Jul 14, 2010 9:54 am Dee i would try and find someone not too big and not too small. easy to work out who is good cause they are very active in new estates and not a project home builder. This doesnt essentially mean there good but if there pretty active then atleast you get to see their work. https://forum.homeone.com.au/viewtopic.php?f=36&t=37134 THE THREAD https://forum.homeone.com.au/viewtopic.php?f=31&t=35962 THE BLOG! http://pedrosinspiredbeauty.blogspot.com/ BRICKS BRICKS ARE FINISHED... ROOF STARTS TODAY 03/02/2011!. Re: Dee's House plans 143Jul 14, 2010 9:59 am Most bigger builders wont be interested. They just want to build there own designs. You will probably have more luck with smaller builders, or you could try a building broker. There a few building brokers in Perth, when I had some discussions with them last year I wasn't convinced that they were going to give me anything I couldn't get myself from ringing around, plus they want to draw your plans for you and then they own them. Unfortunately there is a reason builders don't build houses like yours. The average punter will look at the square metres and wonder why their C shaped design is half as much again over the same square metre normal house. You love your design, builders don't. If you can find a smaller builder who will build your house cost plus might be a good option. It will just take longer than with a project builder but you also wont be as tied down as you are with big builders. Just ask for some recent jobs they have done and speak with the owners to see how they found the process. Warning bells!!! You may find yourself in for major headaches if they underprice a project. If a builder finds they aren't making any money on a job, who knows what shortcuts and trimming they might to to minimise their losses? On top of that your job may find itself at the bottom of their priority list... In your shoes, I would definitely be trying to find a few more quotes that confirm it is do-able at the lower price. Kylie Re: Dee's House plans 145Jul 14, 2010 10:54 am Dee2010 mmm does your builder do one offs?.... the right way I would definetely start looking at smaller builders or get a concept drawing done first which you can then send for quoting out to several companies. My friends are building on a tricky block and like you have a "different" design. They found most everyday builders weren't ineterested and would find an excuse or charge something ridiculous so they didn't have to progress any further. I'll see if I can get those details for you over the weekend when I see them Now off to hopefully get my plan flipped, the door removes, the cupboard changed etc etc etc Re: Dee's House plans 146Jul 15, 2010 3:33 am Dee2010 AmesD Oh Phoenix rain.....right back at you. The house is the wrong way ha ha oh well! mmm does your builder do one offs?.... the right way Their projects division can do one-offs but I'm with everyone else and say stick to a smaller builder who can cater for you. Have you tried Kerdels? I've heard good things about them. Have you tried Kerdels? I've heard good things about them. I have been looking into smaller buiders and am waiting on some rough estimates, after chatting with them they all seem good and definately the way to go. Has anyone had experience with Kerdels, or another smaller company? Re: Dee's House plans 148Jul 19, 2010 8:23 pm Dee, do a search of the forum. I believe there are two people on here building through them. Hope it all works out. Can anyone recommend or warn against any other smaller builders? Re: Dee's House plans 150Aug 11, 2010 4:46 pm Hi Dee. Just fell upon your thread here and I love you plan for your house. Such a hard thing to try and fit everything in that you want. I know cos I have been working on our house plans for an extension for the past 8 months and still seem to get it all to fit nicely. Just wondering if you thought to swap the activity room and the second bedrrom around and that way all your bedrooms are together and any noise that the kids make in the activity room is closer to the other living?? just a thought. You probably have a very good reason for doing it the way you have it. Also what program are you using to do these drawings on as the one that I have isnt the best? We were in the same situation and ended up choosing area over house. In saying that, we are still building a great house that we love. Whatever decision you make, good luck and happy building!
