Browse Forums Building A New House 1 Jun 28, 2010 3:49 pm We are building the Nevada (with few modifications) with Gemmill homes. Last week the site works and preperation was done and we expect he slab to be laid today or tomorrow (weather permitting). Our experience to date has been relatively good with Gemmill. We had some issues pre-contract but were able to sort these out with the sales rep and he was man enough to admit mistakes and his part. Where issues have been raised, on the whole, Gemmill have been responsive and addressed these for us. I'm not too concerned with the number of issues we are raising provided the response is fast and the issue is addressed. To date I can't fault Gemmill in this regard. I will post pictures and provide updates as the build progresses, feel free to comment here good bad or indifferent and share any tips or advice you may have in dealing with WA project builders. Oh yeah, there is another thread on hear where Gemmill gave their customer a new BBQ as a house warming gift when they moved in. That's pretty cool in my books. It's a good feeling after waiting for so long. It seems the builder has managed to damage the colourbond fence at the back of our block, hopefully they will fix this before the hand over. I know I will be on their back about. Now I guess it is more waiting for the slab to cure and be tested. Can anyone that has built with Gemmill Homes give me an indication how long it was between their slab being poured and the brick work commencing? As I was going on two weeks holiday I was excited to think that there would be some bricks down on our return. Before visiting the site after returning from holiday I called our CLO to confirm the bricklayer had started. I was told they started on 19 July. When we went out to our block nothing had changed other than the bricks being delivered. Furthermore after speaking with Gemmill again about it they don't think a bricklayer is going to be able to start now until the end of this week. If this does happen at the end of this week it will means there will have been three weeks between when Gemmill told us the bricklayer would start until they actually do. In saying that, I'm not holding my breath about the bricklayer starting this week as Gemmill have told me they have little control over their subcontractors, in particular bricklayers due to a trade shortage. We are now effectively set back at least one month with this issue an others we have had and a brick is yet to be laid on our slab. Has anyone else on here experienced delays with bricklayers in Perth, either with Gemmill or another builder? Any suggestions on how to get Gemmill moving quicker on things? Basically what u can do is nothing, only compromise and be patient. being faster doesn't mean is good... they did my brick laying pretty fast but end up not level. further issues will occur if u dont have a level slab. I recommand u hire an independant inspector to check the slab before they start the brick laying, it seems like thel slab is level but sometimes is not. i reckon the slab is the most important for a building coz it is a foundation, if the foudation is not done in right way, what else u want to expect? How long did it take for you from signing off on the final plans to getting the slab down? I'm disappointed to hear about the delay in the brickwork, as we've already lost a few weeks due to errors on their part. It was only a day or two after the site works were completed that the slab went down. The bricks were delivered about two or three weeks later and I'm told the brickie will start late this week... This rain is probably not going to speed anything up, but I guess the slab will be well and truely cured by the time the bricks go down. Here is a link the Nevada plan we went with. The double entry doors are good too but did you have to shrink the study to fit them in? Our brickie is supposed to start today, fingers crossed. Once there are some bricks layed I'll post some more pictures. I've also noticed all the land behind out block is about to be developed, so I imagine it is going to be a busy area fro construction over the next few years. Slab was poured beginning July and bricks are delivered and I am told brickies will start next week. will keep a running tab as this unfolds for anyone interested. Major changes to design were: -Double doors at front (extended width of house/ garage to accomodate) -longer hallway wall adjoining study -Entra basin in ensuite -1.5 x larger ensuite shower - Step down theatre -Drop ceiling in Kitchen -Removed activity walls opening up and cereated bedroom hallway -Put a larger bath in the end bathroom (moved laundry wall in slightly) -Pulled end of loungeroom in by an extra meter for bigger alfresco area -Put a alcove in alfresco area to build bbq and sink area in flush with house wall Appreciate any thoughts anyone may have at this stage. cheers! keith Re: New Build - Gemmill Homes - Nevada 13Aug 06, 2010 9:38 pm Do you have plans you could post for us Keith? There had been no bricks layed on Tuesday this this has all been done in 3-4 days. The brickwork in the garage looks really tidy as this wont be rendered. Be interesting to see how it goes over the next wee while seeing these 2 houses seem to be on a similar timeframe currently! Gemmill have completed the brickwork on our house now. It took less than three weeks from start to finish, quite impressive I think. We have our plate height inspection tomorrow and get to meet our site supervisor. I have found Gemmill to be very helpful and responsive once the building actually commenced. The paperwork/admin side of things wasn't great but could be worse. Hopefully the roof can go on soon and it will really start to look like a house. All seemed to go well. We had a couple of issues with the face bricks in the garage having a green colour appearing on them and some of them being chipped. We have raised this with Gemmill and I'm sure they will fix it for us. I also found out today after speaking with our CLO that the house planned for building next door is also a Nevada! luckily Gemmill were aware of this and advised our neighbours of a potential clash in colour schemes, so they have changed theirs. I apologise if you are reading and had to change because of us. I guess we were lucky to get in first. At least our neighbours have good taste. Does anyone on here know what the green colour seeping through limestone/sandstone bricks is and if it is something likely to re-appear later on? We havent had our meeting yet as there is still a bit of brickwork to go so I am really interested to hear what they intend to ddo to resolve it!
