We've just signed contracts on our new block of land, 1.5 acres in the outer SE suburbs of Melbourne. We're having soil tests done in the next week or so, but every other block in the street has a house on it so we're hoping there shouldn't be any problems. I suppose we should also get a builder out to have a look at the land before the contract goes unconditional, it's a bit of an odd block. Quite apart from its size, it has a building envelope which includes a one-storey high hill. We would either plan to bulldoze this hill or if we could, use it as a feature to build part of the new house on. Covenants on the land state that you can only build on the 1/3 of the block where this hill happens to be, the rest of the block must not be built on. The soil is very sandy, which I understand is good for building on, I presume the soil tests will suggest which grade slab we will need, or bearing in mind the hill, we may even have to go for a house on stumps? Geez.... we have a lot to think about and we've only just started, any and all advice will be most welcome. The Dynamic Duo!
